The following rental criteria will be applied consistently to all applicants in accordance with applicable federal, Washington State, and City of Tacoma laws.

APPLICATION REQUIREMENTS

Please complete an application through Zillow. Showings will be available for applicants who have applied through Zillow, and meet the requirements.

Each adult applicant who will reside at the property must complete the required application and screening process through Zillow.

Applicants must provide complete, accurate, and verifiable information. Materially false, misleading, or incomplete information may result in denial of the application to the extent permitted by law.

All persons who will reside at the property must be disclosed on the application.

INCOME REQUIREMENTS

Combined verifiable gross monthly income of all applicants must equal or exceed 2.5 times the monthly rent.

The minimum combined gross monthly income requirement is $5,625.

All income used to satisfy the rental criteria must be verifiable.

Lawful sources of income may include employment, self-employment, retirement income, government benefits, court-ordered support payments, housing assistance, housing vouchers, military Basic Allowance for Housing (BAH), and other lawful and verifiable sources of income.

Applicants using housing assistance, vouchers, subsidies, or other alternative sources of income will be evaluated in accordance with applicable Washington State and local source-of-income laws.

CREDIT REQUIREMENTS

A minimum credit score of 640 is generally required.

Applicants must also demonstrate satisfactory overall credit history.

Credit reports may be reviewed for significant unpaid housing-related debts, collections, judgments, charge-offs, or other financial obligations that materially demonstrate an applicant's ability to meet the financial obligations of the tenancy, to the extent permitted by applicable law.

RENTAL HISTORY

Applicants should demonstrate at least 12 months of verifiable, satisfactory rental or mortgage payment history.

Applicants must not have unpaid balances owed to previous landlords or housing providers, except where prohibited from consideration by applicable law.

Applicants must not demonstrate a pattern of material lease violations or documented failure to comply with material rental obligations.

More than one documented late rent payment during the preceding 12 months may result in denial, subject to applicable law and consideration of relevant circumstances.

Eviction history will only be considered to the extent permitted by applicable federal, Washington State, and City of Tacoma laws.

CRIMINAL HISTORY SCREENING

A background screening may be conducted as permitted by applicable law.

An arrest record alone will not automatically disqualify an applicant.

Any legally permissible criminal history information considered will be evaluated in accordance with applicable law and may include consideration of the nature and severity of the conduct, the amount of time that has passed, evidence of rehabilitation, and whether the conduct presents a legitimate concern relating to the safety of residents, the property, or the tenancy.

OCCUPANCY

Occupancy will be limited in accordance with applicable federal, state, and local laws and lawful occupancy limitations of the property.

All persons residing at the property must be disclosed.

NO-PET POLICY

Pets are not permitted at the property.

Assistance animals are not pets and requests for reasonable accommodation involving assistance animals will be handled separately in accordance with applicable fair-housing laws.

SMOKING AND VAPING

Smoking and vaping are prohibited inside the residence and detached garage.

RENTERS INSURANCE

Residents must maintain renters insurance throughout the tenancy with a minimum of $100,000 in personal liability coverage.

Proof of coverage must be provided before occupancy and maintained throughout the lease term.

UTILITIES

Residents are responsible for payment of all utilities associated with the property unless otherwise required by law or agreed to in writing in the lease.

GROUNDS MAINTENANCE

Residents are responsible for routine grounds maintenance, including mowing, edging, weeding, leaf removal, and maintaining the yard and exterior areas in a reasonably clean and orderly condition.

Residents may not remove trees, substantially alter landscaping, or make material changes to the property without prior written authorization from the housing provider.

DETACHED GARAGE

The detached garage is included with the tenancy and may be used for lawful parking and ordinary household storage.

Storage of hazardous materials, operation of an unauthorized business, unlawful activity, or alterations to the garage without written authorization are prohibited.

MOVE-IN COSTS

The following charges are required in connection with move-in:

First month's rent: $2,250

Last month's rent: $2,250

Security deposit: $1,500

Total move-in funds: $6,000

Payment of move-in charges will be handled in accordance with applicable Washington State and City of Tacoma laws, including any legally required tenant installment-payment options.

A written move-in condition checklist will be completed and signed as required by Washington law in connection with collection of the security deposit.

SCREENING PROCESS

Applications and screening will be processed through Zillow.

Applicants will receive required disclosures regarding tenant screening and consumer reports as applicable.

Applications will be processed in accordance with applicable Washington State and City of Tacoma requirements.

If adverse action is taken based on information contained in a consumer report or tenant screening report, applicants will receive any notices required by applicable law.

CONSISTENT APPLICATION OF CRITERIA

These rental criteria provide objective standards for evaluating applicants and will be applied consistently, subject to reasonable accommodations and other requirements imposed by applicable law.
