The minimum combined gross monthly income requirement is $5,625.
All income used to satisfy the rental criteria must be verifiable.
Lawful sources of income may include employment, self-employment, retirement income, government benefits, court-ordered support payments, housing assistance, housing vouchers, military Basic Allowance for Housing (BAH), and other lawful and verifiable sources of income.
Applicants using housing assistance, vouchers, subsidies, or other alternative sources of income will be evaluated in accordance with applicable Washington State and local source-of-income laws.
CREDIT REQUIREMENTS
A minimum credit score of 640 is generally required.
Applicants must also demonstrate satisfactory overall credit history.
Credit reports may be reviewed for significant unpaid housing-related debts, collections, judgments, charge-offs, or other financial obligations that materially demonstrate an applicant's ability to meet the financial obligations of the tenancy, to the extent permitted by applicable law.
RENTAL HISTORY
Applicants should demonstrate at least 12 months of verifiable, satisfactory rental or mortgage payment history.
Applicants must not have unpaid balances owed to previous landlords or housing providers, except where prohibited from consideration by applicable law.
Applicants must not demonstrate a pattern of material lease violations or documented failure to comply with material rental obligations.
More than one documented late rent payment during the preceding 12 months may result in denial, subject to applicable law and consideration of relevant circumstances.
Eviction history will only be considered to the extent permitted by applicable federal, Washington State, and City of Tacoma laws.
CRIMINAL HISTORY SCREENING
A background screening may be conducted as permitted by applicable law.
An arrest record alone will not automatically disqualify an applicant.
Any legally permissible criminal history information considered will be evaluated in accordance with applicable law and may include consideration of the nature and severity of the conduct, the amount of time that has passed, evidence of rehabilitation, and whether the conduct presents a legitimate concern relating to the safety of residents, the property, or the tenancy.
OCCUPANCY
