Property is fully fenced and secure. House also comes with a nice large 240 sq ft garage that opens at both ends into the back yard. Driveway has space for 2 cars. Further back on the property is also a car port type structure that could be used for many possibilities. The house is currently getting a face lift, so the photos are not telling the whole story, YET!. Inside, the Bedroom gets new flooring and freshly painted home interior. New tile floor in Laundry area and bathroom. The kitchen is rustic with wood cabinets and fits the feel of the space. The Laundry area has space for a full size Washing machine and Gas Dryer. The property is also on a private cul de sac. So no outside cars driving by your front door. the street ends where our property begins. The neighbors and neighborhood are safe and friendly. close proximity to everything you need. Local shops for day to day needs, schools close by. Further down our property, is a large open space that is beautiful to sit and view the mountains and sunset. A small trail at the bottom of the hill on the property gives access to Ventura river trail. Its a 10 miles drive to Ventura and 6 miles to Ojai center. Great location for easy access to all amenities.
I know its short notice for some, a blessing for others. Property will be Available for rent beginning Dec 1st.

Terms of contract , 1 year lease . Negotiable for renewal at end of lease.
1 month rent must be provided as a security deposit. This deposit is fully refundable based on condition of property at end of contract.
 If a pet is permitted ( reviewed on an individual basis), the tenant will provide liability insurance for the pet and list landlord as additional insured. A pet deposit of 400$ will be required for most furry friends. Deposit is fully refundable at end of contract. Regardless of how Zillow allowed me to describe how many pets are permitted, Its purely on what we agree upon. No dangerous dogs will be permitted on the property.
No additional renters or pets without previous approval by landlord
Tenant is responsible for all utilities.
No smoking is allowed inside the house.
Rental rates are typically reviewed every 3 years.

    "This area typically has 2 or 3 well-maintained homes punctuated by other properties that sport long-established junk heaps and rodents. Loud Harleys and ear-piercing internal combustion engines of all sorts can be heard throughout the day, as well as the cries of neglected/abused dogs and other animals (it's rural). We are one of a handful of households who actually USE the curbside recycling service; the rest figure it's "all trash", I suppose. Not a great neighborhood, but some very nice normal people sprinkled throughout the other crap."
