Two large bedrooms with generous closets, one bathroom, and an abundance of natural light from large windows throughout. The kitchen is spacious enough for a table and comes equipped with granite countertops, electric stove and oven, microwave, refrigerator, dishwasher, and garbage disposal plus an under-sink reverse osmosis water filtration system (filters included in rent). Flooring is a mix of wood laminate (updated four years ago) and tile.

The Neighborhood
Situated just east of RiNo and downtown, and west of Central Park, Northeast Park Hill puts you close to nearly everything:
Parks & Outdoors: City Park (2 miles), Skyland Park (5 blocks), Denver's newest Park Hill Park soon to be the city's fourth largest (under half a mile), and a nearby open space perfect for a quick dog walk.
Coffee & Eats: Dandy Lion Coffee (2 blocks), Ruby's Good Shoes (2 blocks), Copper Door Coffee Roasters (0.2 miles), The Blazing Chicken Shack (5 blocks), Sexy Pizza (0.2 miles), Park Hill Kitchens with a variety of local chefs (a few blocks).
Breweries: 4 Noses Brewing, Long Table Brewhouse, and Station 26 Brewing are all within a mile and regularly host food trucks and events.
Recreation & Services: Hiawatha Recreation Center with indoor lap pool and weight room (5 blocks), newly remodeled Pauline Robinson Library (5 blocks), multiple bike paths in all directions.
Getting Around: Quick access to I-70 and two light rail stations for easy trips to DIA or downtown. Street parking for two cars in front of the unit (note: once-monthly street sweeping day can be competitive).
What's Included in Rent
Owner pays: trash, compost, recycling, water/sewer, and water filter replacements.
Tenant pays: electricity and internet. The home has existing Quantum Fiber (formerly CenturyLink) fiber optic infrastructure tenants could elect to continue that service. Electric bills over the past year ranged from $41 $141 depending on season.
Pets, Policies & Lease Terms
Dogs welcome with a $350 pet deposit (tenant responsible for pet damage)
No smoking cigarettes inside
Tenant responsible for snow shoveling and lawn mowing; sprinkler system handles watering
One-year lease with option to renew; long-term tenants welcome
Owner pays for trash/compost/recyling, water/sewage, and filters for the undersink reverse osmosis water filtration system in the kitchen.
Wifi and electric bills are paid by tenet. (Note: We had fiber optic cable set up through Century Link for wifi, and it was only $40 a month, so you could work with them to continue to use their cable system if desired. The electric bills over the last year have ranged from $41-141 dollars depending on the weather.)
There is no central AC, but we have two window AC units for tenets, and they do a good job of cooling the house in the summer months.
Tenets will be expected to shovel the sidewalk in the winter and regularly mow the lawn in the summer (additional weeding would be lovely but is not mandatory). There is an automatic sprinkler system, so no hand watering necessary.
Dogs are allowed with an additional $350 pet deposit, and the tenet will be responsible for any damage done by their pet.
No smoking cigerettes inside the house.
There is street parking out front. We can normally get two cars in front of our house without an issue, but on street sweeping days once a month it gets a bit crowded.
The initial rental contract will be for one year with the option of renewal. We have moved to be close to my husband's family for a few years, so if it is a good fit, I would be delighted to keep good tenets for the duration of our move (four or more years).
