Description

This conveniently located 1950s brick duplex in Northeast Park Hill has two large bedrooms with sizeable closets and one bathroom. The entire house has large windows that welcome in natural light. The large kitchen has space for a table and chairs and includes granite countertops, electric stove and oven, microwave, refrigerator and freezer, dishwasher, and garbage disposal.

The flooring is a mix of wood laminate (installed three years ago) and tile. A new furnace was installed two years ago. There is also an in-unit washer/dryer.

The front and side doors have additional security doors with screens, so the doors can be left open to allow in cool evening breezes.

There is a front porch that gets excellent afternoon shade and a fenced in yard that's good for small kids to play soccer or a canine companion to run around. There is also plenty of space for a grill.

Located just east of downtown and RINO and west of Central Park, it is close to many desirable destinations. If you like outdoor spaces, It is only 2m to City Park, five blocks from Skyland Park, less than half a mile from Denver's newest Park Hill Park (and soon to be fourth largest in the city), and down the block from an open space that's great for a quick walk with the dog.

For morning treats, we are two blocks from Dandy Lion Coffee, two blocks from Ruby's Good Shoes (opening soon) and .2m from Copper Door Coffee Roasters. If you're looking for delicious eats later in the day, it's five blocks to The Blazing Chicken Shack, .2m from Sexy Pizza, and a few blocks from Park Hill Kitchens (which offers takeout from a variety of delicious, local chefs like Vegan Van, Denver Home Cooking and Fire Wok). If you want to grab a beer, your choices of 4 Noses Brewing, Long Table Brewhouse and Station 26 Brewing are all within 1m and regularly host food trucks and events.

This light-filled duplex is also close to many bike paths that can take you in any desired direction. Additionally, Hiawatha Rec Center (which has an indoor pool for lap swim and a weight center) and the recently remodeled Pauline Robinson Library are five blocks away. It is a super quick jaunt to get on I-70 or to two different light rail stations, which make it easy to travel to DIA or downtown.

While our home will be available to rent starting on June 15th, we understand if a mid-month move is hard and tenets would prefer to begin the lease on July 1st.

Owner pays for trash/compost/recyling, water/sewage, and filters for the undersink reverse osmosis water filtration system in the kitchen.

Wifi and electric bills are paid by tenet. (Note: We have fiber optic cable set up through Century Link for wifi currently, and it is only $40 a month, so you could work with them to continue to use their cable system if desired. The electric bills over the last year have ranged from $41-141 dollars depending on the weather.)

There is no central AC, but we have two window AC units for tenets, and they do a good job of cooling the house in the summer months.

Tenets will be expected to shovel the sidewalk in the winter and regularly mow the lawn in the summer (additional weeding would be lovely but is not mandatory). There is an automatic sprinkler system, so no hand watering necessary.

Dogs are allowed with an additional $350 pet deposit, and the tenet will be responsible for any damage done by their pet.

No smoking cigerettes inside the house.

There is street parking out front. We can normally get two cars in front of our house without an issue, but on street sweeping days once a month it gets a bit crowded.

The initial rental contract will be for one year with the option of renewal. We are moving to be close to my husband's family for a few years, so if it is a good fit, I would be delighted to keep good tenets for the duration of our move (four or more years).

    "I moved to Northeast Park Hill in July 2012. So far, I've been very happy. This neighborhood used to be a very bad area. In the 1960s, there were race riots and a local shopping center was burned. In the 1980s, the bloods spread to Denver from LA and made this their home territory. However, in recent years, much has been done to improve the area. The derelict shopping mall at Dahlia Square was torn down and replaced with a senior center. There have been improvements to libraries and rec centers. Stapleton and the retail at Quebec Square made the area more desirable. Crime has fallen every year since 2005, although there is still some gang activity around. Public transportation is pretty good. The area is close to Downtown, City Park, the retail and biek trails at Stapleton. Although some of the neighborhood schools are bad, the area is full of top-quality charter schools, including Denver School of the Arts, Denver School of Science and Technology and Swigert-Macauliffe International School. Another very big deal is that houses in the neighborhood are still cheaper than comparable ones right across Martin Luther King Blvd and pretty cheap for Denver in general. The area is not perfect. Aside from the residual gang presence, the area suffers from small houses and some very dirty alleys. But overall, I give it a thumbs up."
