Lovely brick single family ranch off Dundee Rd. Yard fenced on three sides, no fence at the driveway.
THREE bed/ONE bath with shower / tub combo. Enclosed 3-season porch off the middle bedroom, toward the back yard.
Tenant will pay all utilities, gas, electric, water/garbage phone internet cable, etc.
Washer dryer and dishwasher may be present on site, but is not maintained nor serviced by landlord. Not included in the lease.
Tenant will maintain lawn, and manage snow removal on their own, or add our landscaper cost to the monthly rent for lawn service only/no snow removal.
Income needed 3x the rent amount. Credit not as important but length of employment with stable income more important. If you're currently renting, please show proof of rent payments for the past 12 months. All residents 18 years and older will be on the lease.
Rents can be paid electronically through an automated website, or cash or check. Pets negotiable. Non smoking property. This is a neighborhood of long-term residents so we're looking for somebody who can get along with their neighbors and will take care of the home.
Property mgr is an IL licensed real estate broker and has an ownership interest in the home. No drama, no drugs. Credit and back ground check is part of application. Long term residents in the neighborhood - we're looking for long term tenants.

Use the Zillow app to request information - We do not use Zillow applications or credit reporting. MGMT OFFICE DOES NOT KEEP RECORD OF CALLS. We use an info sheet which is completed before we schedule appointments, to keep log of interested renters.
First months rent required, moving fee 650 first person, 350 per addl persons, 350 pet, 500 Village of Wheeling water deposit required.
Priority to multi year lease.

Longer term residents preferred. Showings scheduled after info sheet is completed.

At the time of application be ready to submit/full pdfs please:
1) 2 mos current bank statements (all pages) and
2) 2 mos recent paystubs,
3) copy of drivers license for all holding drivers license,
4) paid rent history for the recent past 12 months, showing no lates, or outstanding balances

There is a mix of older families who have lived in the area since the neighborhood was first built and a growing turnover of young families. Everyone is friendly, kind and respectful. The schools are continuing to improve and surprise me. Wheeling high school is now an excellent school. We initially felt we would move before our kids go to high school, but now we feel we can stay and still ensure a great education for our kids. "
