No subleasing without approval from landlord. Every tenant in home must be on the lease.

With reasonable notice of 48 hours to the Tenant, Landlord may do quarterly property checks to ensure everything is in working order.
Tenant will be held responsible to:
a. Check smoke alarms monthly and replace batteries as necessary. If smoke alarm is not functioning, Tenant should notify the Landlord or Property Manager immediately
b. Change air filters every 60 days. Tenant's failure to change the air filters regularly will result in the security deposit being charged for any damage this may cause to the air conditioning unit. Air filters will be provided by Landlord
c. Pay for any and all glass breakage.
d. Pay for any repairs not authorized by Landlord.
Any repairs needed that is caused by Tenant neglect/negligence will be charged to the tenant (i.e toy or sanitary products caused a blockage in a toilet/sewer line; excess hair clogs in a shower line. any object or food stopping up the garbage disposal.
Absolutely no smoking in the house. Any evidence of such will result in loss of security deposit and possible premature end of lease.
The Landlord only warrants serviceability of the following appliances: air conditioner, electric water heater, range/oven, dishwater, refrigerator, washer and dryer.
Tenant will alert landlord if any faucets or water supply is leaking as soon as possible.
Tenant is not permitted to work on or repair vehicles on the premises. All vehicles must be registered, insured, and in operational condition.
Tenants will respect all neighbors and following HOA rules provided by Landlord.
