The lease shall commence for a period of one (1) year. Tenant shall have the option to renew this lease agreement at the end of the term, subject to mutual agreement between both parties.
Smoking is strictly prohibited within the premises of the property. This includes but is not limited to the interior of the house, garage, and all enclosed areas. Smoking is only permitted in designated outdoor areas, if any.
Tenant shall park their vehicles only in designated parking spots. These include two (2) parking spaces within the garage and three (3) parking spaces in the driveway. Any additional vehicles must be parked off-site.
Tenant shall not block or obstruct any driveways, walkways, or common areas with their vehicles.
No pets of any kind shall be allowed on the premises without the prior written consent of the Landlord. This includes but is not limited to dogs, cats, birds, and other animals.
Tenant shall be responsible for all utilities, including but not limited to electricity, gas, water, sewer, trash removal, and any other services provided to the property during the lease term.
Tenant shall be responsible for the maintenance of the yard, including lawn care and landscaping, throughout the lease term. This includes mowing the lawn, weeding, and ensuring the yard is kept in a neat and presentable condition.
Tenant acknowledges that the property is subject to Covenants, Conditions, and Restrictions (CC&R) rules and agrees to abide by these rules during the lease term. A copy of the CC&R rules will be provided to the Tenant. Any violations of these rules may result in penalties and/or termination of this lease agreement.
Tenant shall provide a security deposit in the amount of $2800 upon signing this lease agreement. This security deposit will be held by the Landlord for the duration of the lease and will be returned to the Tenant, less any deductions for damages or unpaid rent, within 30 days of the lease's termination. This is in addition of first and last month rent before moving in.
Landlord reserves the right to inspect the property periodically to ensure proper maintenance and compliance with the terms of this lease agreement and the CC&R rules. Tenant shall promptly report any necessary repairs or maintenance issues to the Landlord.
Either party may terminate this lease agreement by providing written notice at least 30 days prior to the intended termination date. Upon termination, Tenant shall return the property in the same condition as at the beginning of the lease term, subject to reasonable wear and tear.
This lease agreement shall be governed by and construed in accordance with the laws of the state of Oregon.
Credit Score Requirement: Prospective tenants must have a minimum credit score of 650 to be eligible for this lease agreement. Applicants with credit scores below this threshold may not qualify. In addition to the credit score requirement, negative items on the credit report, such as recent bankruptcies or multiple evictions, may disqualify applicants.
Applicants must have a verifiable monthly income equal to at least 2 times the monthly rent.
A positive rental history is required. Prior evictions or negative rental references may result in disqualification.
A comprehensive background check, including criminal history, will be conducted as part of the screening process.
A non-refundable application fee of $50.00 is required for each applicant to cover the cost of screening. This fee is payable at the time of application submission.
Fair Housing: The landlord adheres to all fair housing laws and does not discriminate on the basis of race, color, religion, sex, national origin, disability, familial status, or any other protected class under applicable federal, state, or local laws.
Submission of Information: Applicants are required to provide accurate and complete information on the rental application, including but not limited to income, rental history, and personal references.
Prospective tenants are encouraged to review these tenant screening criteria before submitting their rental application. Meeting these criteria does not guarantee approval, as the landlord will consider all relevant information when evaluating applications.
The landlord understands that there may be instances where applicants do not fully meet the established tenant screening criteria but may still be considered for a lease agreement. In such cases, the following conditions may apply:
