The landlord understands that there may be instances where applicants do not fully meet the established tenant screening criteria but may still be considered for a lease agreement. In such cases, the following conditions may apply:
Individual Assessment: Each applicant who falls short of meeting specific screening criteria will be subject to an individual assessment. The assessment may take into account factors such as rental history, employment stability, and the overall financial situation of the applicant.
Additional Documentation: Applicants who do not meet the minimum credit score, income, or other requirements may be requested to provide additional documentation to demonstrate their ability to fulfill the lease obligations. This may include bank statements, pay stubs, or letters of reference.
Additional Security Deposit or Guarantor: In certain cases, the landlord may require an additional security deposit or a qualified guarantor to mitigate any perceived risks associated with an applicant who does not fully meet the criteria.
Lease Terms: Applicants who are approved with exceptions may have specific lease terms or conditions outlined in their lease agreement to address any concerns or potential issues.
It's important to note that the landlord reserves the right to make these considerations on a case-by-case basis, and approval is not guaranteed. All applicants will be treated fairly and without discrimination, in accordance with fair housing laws.
Prospective tenants who believe they may not meet all screening criteria are encouraged to communicate their circumstances with the landlord during the application process. The landlord's willingness to consider exceptions will be evaluated on a case-by-case basis, with the ultimate goal of ensuring responsible and reliable tenancy.
