Lease for one year. Tenant pays security deposit of $1500 at time of lease signing. Tenant responsible for all electric, water/trash, and gas utilities costs at time of move in. Tenant responsible for yard maintenance and maintaining cleanliness of home. No smoking in home.
Rent is due on time with $25 dollar fee each day late. Checks not excepted, can pay in cash or via Zelle. Eviction will be initiated day five of no rent payment.
At time of move out, house should be swept and mopped clean including under refrigerator and stove. Windowsills should be dusted, blinds dusted, and walls free of marks. Deposit will not be returned if house is not in order that was handed over to tenant at time of signing lease.
Tenant is responsible for clogged sinks and toilets. Landlord is responsible for leaks and electrical repairs not caused by tenant.

    "I lived in this house for 4 years and it was a dream. Loved everything about it. It’s a safe neighborhood with great people. The walls are so thick so it’s very quiet. I worried when I moved in that there would be homeless or people walking down the streets (I can from LA) and it never happened. I would sit on the front porch for hours with my dog and it was just the best. Whoever gets this home (and closet!!) will love it. "

    "Everyone is so friendly and neighbors are awesome there’s so many great things about living in central Phoenix. We all are really nice people we just have so many good neighbors. Everyone watch watches for each other nobody uses profanity on the streets is just so great to live in downtown Phoenix restaurants are always gree with service there is no issues with any restaurants at all. Parts are very clean and we are so close to hiking trails and biking routes"
