If you are relocating your current employment will apply ONLY IF you are transferring within the same company or working remotely - Verification from employer required.
New hire/Employment Offer Letters are acceptable forms of Income Verification if: submitted on company letterhead and indicate the anticipated gross monthly wages for the applicant. Please indicate this information on your application.
Income documents must be from a verifiable, legal source. Screenshots of this information will not be accepted.
A minimum of six (6) months continuous employment with current employer is required. Verifiable income will be required for unemployed applicants.
RENTAL HISTORY
Positive verifiable rental history equal to 3 full years is required. These references must (A) be within the last five-year period, (B) include the applicant's current residence and (C) be from an unrelated Third Party. We do not consider rental history from friends, family, dorms, subleases or other sources that did not have a contract as verifiable sources.
Provide valid contact information (email address and phone number) for all landlords.
Home ownership qualifies in lieu of rental history if: the credit report shows mortgage history, the deed is in your name, or proof of sale is verifiable.
**An Additional Security Deposit OR Cosigner may be accepted OR required, on a property-by-property basis, if an applicant
does not meet the Rental or Credit History Criteria**
Five years eviction-free history is required except for general eviction judgements entered on claims that arose on or after April 1, 2020 and before March 1, 2022. Eviction actions that were dismissed or resulted in a judgment for
the applicant will not be considered.
COSIGNERS
If the property allows for, and/or you are required to obtain a co-signer due to criteria deficiencies, the co-signer will need to
complete the following:
Submit a completed Co-signer form - Available on our website WhitmanProperties dot net under the FORMS Tab
Provide a copy of valid ID
Submit proof of income to verify that they qualify based on our standard income criteria.
Co-signer forms are available on our website. We do not obtain background checks on Co-signer's unless deemed necessary.
BACKGROUND CHECK
A current credit report must be included for each applicant. The report is used to verify the accuracy of the information provided by the applicant. A negative credit report may result in an application denial. Negative reports include, but are not limited to: late payments, collections, judgments, total debt load and bankruptcy.
Prior eviction report will be obtained for each applicant. We reserve the right to contact all current & prior landlords for a rental reference, including landlords involved in an applicant's eviction five or more years ago.
Criminal History: Criminal convictions or pending charges which may result in an application denial include, but are not limited to: drug-related crimes, person crimes, sex offenses, any crimes involving financial fraud (including identity theft
or forgery,) or any other crime if the conduct for which the applicant was convicted or charged is of a nature that would adversely affect the property or the landlord or a tenant(s) or the health, safety or right of peaceful enjoyment or the premises of the residents, the landlord or the landlords agent.
GROUNDS FOR DENIAL
Inability to verify provided rental history could result in denial of the application.
Three or more notices for nonpayment of rent or dishonored checks within one year could result in denial of the application.
Rental history that shows any past due and unpaid balances to a landlord could result in denial of the application.
In addition to the previously listed criteria the following may result in a denial of an applicant or termination of tenancy:
-Negative, unacceptable, inaccurate, falsified or unverifiable information may be grounds for denial of the application or subsequent tenancy.
-Any applicant currently using illegal drugs or having a conviction for the illegal manufacture or distribution of a controlled substance.
If approved for tenancy and later illegal drug use, manufacture, or distribution are confirmed, eviction shall result.
-Any individual, whose tenancy may constitute a direct threat to the health and safety of any individual, the unit, or the property of others.
-Violence or illegal activity, unpaid rent or damages, possession of unauthorized pets, excessive noise or other disturbance, or failure to provide adequate notice on vacating the property.
The demeanor and behavior of applicants during the application process will be considered. Observed inappropriate behavior (harassment, menacing, threatening, offensive or repeatedly contentious) will be grounds for denial.
ACCEPTANCE & MOVE-IN PROCESS
Upon approval, applicants will have 24 hours to accept the property, pay the security deposit to hold the property until it is move-in ready. If the property is move-in ready at time of approval, you will be required to pay the security deposit, prorated rent and sign a rental agreement. The property remains on the market until the approved
applicant has taken financial possession. If you fail to meet the above stated deadline and/or have not made other arrangements with Whitman Properties, LLC, we reserve the right to move on to the next applicant in line for the property.
