Lawn Maintenance
Tenant shall mow the lawn a minimum of twice (2x) per month throughout the lease term.
Tenant is responsible for maintaining the yard in a neat and presentable condition, including edging, trimming, and weed control.
Failure to maintain lawn may constitute a lease violation subject to notice and cure provisions.

HOA Penalties
Any and all penalties, fines, or assessments imposed by the HOA that arise from Tenant's actions, omissions, or failure to comply with HOA rules during the lease term shall be the sole responsibility of the Tenant.
Landlord shall provide Tenant with a copy of the current HOA rules and regulations at the commencement of the lease.
Tenant agrees to comply with all HOA covenants, conditions, and restrictions (CC&Rs).
Tenant shall reimburse Landlord for any HOA fines within 15 days of written notice.

Service Calls / Maintenance Repairs
Tenant shall be responsible for the cost of all service calls for any issues in the house during the Tenant's occupancy.
CRITICAL LEGAL LIMITATION ( 92.052, 92.006): This provision is SUBJECT TO and LIMITED BY the Landlord's non-waivable statutory duty to repair conditions that materially affect the physical health or safety of an ordinary tenant. The Landlord CANNOT contractually shift this statutory duty to the Tenant for health/safety conditions [1] [7].
Tenant-responsible service calls include: minor plumbing issues (clogged drains, running toilets), appliance repairs for Tenant-supplied appliances, pest control, HVAC filter replacement, and cosmetic repairs.
Excluded from Tenant responsibility (per statute): Conditions materially affecting physical health or safety, hot water supply failures, sewage backup, structural issues, and conditions caused by normal wear and tear these remain Landlord's statutory obligation.

Safe area for now, but with Ronald Reagan building up, there are sure to be lots of issues. The schools are amazing and worth the higher taxes in the area. "
