The tenant will have use of the home but NOT the land. The yard area around the house is about 1/4 of an acre. There will be cattle in the separately fenced pastures on the property as you can see in the photos. This is country living! :) The home has just be redone from top to bottom - new paint, new flooring, all new appliances, new water heater & new roof. It's adorable with it's 1950's charm. It has a nice sized living rm & small separate family rm, open to the dining area & kitchen. The 3 bedrooms are average 1950's size (not big). The master bath is compact but handy. Good sized inside laundry/utility rm & cute butler's pantry in the hall by the kitchen. One car attached garage. (A shop building on the property is also for rent separately - ask the agent at the showing if you're interested). PLEASE NOTE: The house does NOT have central heat or air. There are new efficient wall heat units with their own thermostat in each room, plus ceiling fans in the bedrooms. One wall air unit in the family room area. Tenant can provide their own portable A/C units if desired. Windows are single pane. There is LOTS of storage in cabinets in garage. Property is on a water well & septic, so you will not have those monthly expenses which will save you money EVERY month!! Tenant will pay county trash service, electric & internet, which is often satellite internet in this area. All appliances & heat are electric. Owner will allow an RV if it fits in the designated area & does not block any access for farm equipment, etc. Small dogs may be considered only if they can be fully contained so as to not roam or interfere with livestock - may incur an additional rental amount. The yard is Astroturf, not grass & tenant maintains it. This is a NO SMOKING property. You must have an "in person" tour of the property BEFORE applying. Application fee is $49.99 to screening company. Non-refundable if you are not selected. Showings will start Saturday, July 11th at 12:00pm. Applications are available from the agent at the property.
