Renter is responsible for gas/electric. Lease agreement is for 1 year with possiblity of renewal. No smoking allowed inside the unit, smoking allowed outside only.
Maintenance and Tenant Responsibility:
Tenant agrees to maintain the premises in a clean and sanitary condition and to use all fixtures, appliances, and equipment properly. Tenant shall be responsible for the cost of repair or replacement of any item damaged due to misuse, negligence or accident caused by the tenant, tenant's guest, or invitees.

Landlord shall be responsible for repair or replacement due to normal wear and tear or defects not caused by tenant's misuse or negligence.

There is a sense of community that it very hard to find. You could leave your front door unlocked and most likely no one would try to get in. It feels safe"
