-There will be a total of 3 ID checks when checking into this property. You will need to upload the ID of the person checking in into the booking platform, into the message thread for us, and into the Superhog platform.

- For the enjoyment of all neighbors we ask you to respect quiet hours from 10 PM - 7 AM. For the respect of the community and neighbors, I have a zero-tolerance policy toward partying. This space is intended for business travelers, families, and those visiting the nearby hospital for medical purposes.

-Please park in the driveway spots or garage only.
-If you decide to add additional guests, please modify your reservation to add the additional guests so we can keep an accurate count of who's coming. Please note, that we have a maximum of 10 guests, and guests over 6 incur a $50/person/day extra guest fee.

-Unfortunately, due to insurance purposes, the fireplace is off-limits.
-Our cleaning team is on a tight schedule so we do ask you to check out on time. There is a late checkout fee of $50 for every 30 minutes past checkout time if you do not check out before the 10 AM checkout time. If you would like to extend for an extra day we do ask that you let us know 24 hours beforehand so our cleaning crew can be informed. If this unit is held for more than 2 hours past check-out time, you will be charged an additional day at a nightly rate not exceeding $300night.

-We are a non-smoking property. Smoking in this unit will incur a surcharge of $200 per day of your stay.
-There is no cable in this unit. However, our smart TV has Netflix, Hulu, Youtube TV, and other services offered via Roku.

-We understand the difficulties of finding a pet sitter so we are a pet-friendly property. We allow a maximum of 2 pets. The pet fee is $20/night per pet for a maximum fee of up to $200 per pet. Pets must be kenneled when not home. Pets are not allowed on any furniture to avoid pet hair. Excessive pet hair on furniture can result in up to a $200 cleaning fee.

-In the event of circumstances that require escalation to AirBnB customer support, you may NOT give retaliatory reviews. Penalties include being blacklisted from our Houston, Dallas, and central Arkansas network of properties. In the event of a lease violation, rule violation, or other activity which involves AirBnB customer service/resolution team OR the host, you and the parties involved may NOT seek retaliation (ex: squatting, property damage, retaliatory reviews) or act in a manner deemed retaliatory to the host.

-Our properties are protected by SUPERHOG - a globally recognized trust and safety company that allows hosts and guests to confidently transact. Please note that once you have booked, your booking confirmation will include your SUPERHOG booking validation link. The validation process includes ID verification. We also use SUPERHOG to collect either a fully refundable deposit (plus a non-refundable admin fee) or a non-refundable damage waiver. Damage waiver $35 or $500 refundable deposit. Both the deposit and the waiver cover you for any accidental damage caused during your stay. Please complete your validation prior to check-in.

-Please do not tamper with any security equipment on site. If you need help with it please be sure to reach out to us. Equipment tampering can result in up to a $500 fine.

-If you are making a reservation in lieu of another party please disclose this to the host before instant booking or making a reservation request. We allow third-party reservations only if you have disclosed this to the host and asked permission.

The homes are kept up very well some of the duplexes are kept up as the owners actually care about their properties. others however just want to collect rent. places look run down"
