No upgrades will be made to the property after move-in. A common upgrade request would be blinds, better tile, better refrigerator, garage door openers, garage door remotes, etc. The home must be delivered in a move in condition, but may or may not include those items so be sure to walk through your home ahead of time to see what is included and what is not.
Tenant should wash all surfaces weekly.
Should wash bathroom with mold cleaner. If fan is available should run fan for one hour after every shower use, and dry the tile.
To prevent mold, tenant should pay special attention to bathroom moisture.
Appliances should be deep cleaned monthly to maintain use. Appliance damage is not considered normal wear and tear and tenant could be responsible for damage.
Tenant must replace HVAC air filters once per month to prevent freeze up.
Tenant must mow/trim yard weekly and make sure no trash is visible from the street. Any city fines occurring from lack of maintenance will be tenant's responsibility.
If tenant breaks a door or window, landlord will hire contractors to repair, but the tenant is responsible for payment.
Tenant should dust blinds and light fixtures monthly.
Tenant should vacuum twice per week.
Only run cold water in garbage disposal. Do not put potatoes, carrots, or other rough skinned vegetables down disposal or it will clog.
Cabinets should be washed every two months with nonabrasive cleaner.
Use nonabrasive cleaner on countertops and use a cutting board for cutting.
