"less than a 8 mile drive so it takes like 13 mins. most mornings there is no traffic until you get more than 20 miles outside of the city. most of the roads are well maintained. the road work by local agencies and CalTrans is almost always performed during the night hours."

"it's a blessing to be apart of this community when and if your dog gets loosepeople are prompt to take pics and post to social media if there's a loose dog, you are likely to get your pet back promptly due to the mutual consideration and care from others in the area "

"Lived here for a few months now. Neighbors are friendly. The neighborhood seems relatively quiet so far. I love the older homes and the tree lined streets. There are a few restaurants and stores within walking distance. Can’t wait until the little grocery store reopens. Lots of people decorate for holidays. There were tons of trick or treaters on Halloween. Victory Park is great place to take the kids or to exercise. "

"I absolutely love this neighborhood! The people are friendly and I know most of my neighbors! We really do look out for one another! I love the many mature trees and beautiful two parks I live near! The homes are all unique and most are 100 years old, or close to it! It just lacks the feeling of being safe!"

The parish/school community is close, and the graduates tend to go on and do very well in their pursuit of higher education.
