This 33.73 ac woodland has been a primitive camping facility for many decades. This is a quiet, isolated valley, located about one mile outside Athens City limits. There is public access along Simms Road, a steep gravel road. The valley bowl has steep sides that flatten to a nice level plain about halfway down the hill. There are lots of large older hardwoods & some pine. I'm told the morel hunting is good too. The site is undeveloped but there is the remnant of an old block latrine and water pump. Utilities (water&electric) are available to adjacent parcels along Simms Road. Consideration will be given to splitting the Timber and Land Sales.
