Proof of income required (recent pay stubs, tax returns, or documentation of income source).

Credit: Positive credit history. No open bankruptcies, no recent evictions, no unpaid collections to landlords or utilities.

Rental history: Positive references from prior landlords. No evictions or material lease violations in the past 5 years.

Criminal history: Considered on a case-by-case basis per WA law (RCW 59.18.570).
Portable Tenant Screening Reports: Accepted.

Photo ID required for all adult applicants.

Landlord will conduct background/credit checks through a third-party screening service. Applicants will be notified of any adverse action.
