Private, freestanding studio residence situated on a peaceful five-acre property near the Placerville/Diamond Springs border. The unit offers approximately 460 sq. ft. of interior living space, plus a spacious ~177 sq. ft. covered stamped-concrete patio.

The interior features a separate sleeping area, full private bathroom with shower, kitchen area, ceiling fans, multiple windows providing natural light and air circulation, and washer/dryer hookups. The unit stays relatively cool during the summer.

Monthly rent includes electricity, propane, water and garbage.

A small refrigerator and air fryer are currently provided. Additional landlord-provided cooking equipment will be in place prior to occupancy. The tenant is welcome to bring a full-size refrigerator, microwave, washer and dryer if desired.

One off-street parking space is included at no additional charge. Parking for a second vehicle may be available by agreement with the property owners.

Enjoy a quiet country setting while remaining convenient to shopping, groceries, restaurants and services in Diamond Springs and Placerville, with access to El Dorado Transit and the greater Placerville area. Gardening opportunities may also be available by agreement with the property owners.

RENT & OCCUPANCY

Monthly rent is $1,375 for one occupant, including utilities. Maximum occupancy is two people. For two occupants, monthly rent is $1,475, including utilities.

Month-to-month tenancy preferred. First month's rent and security deposit are due at lease signing and before possession of the unit.

Housing Choice Vouchers are welcome. The unit passed Housing Authority inspection in September 2026.

Pets are not generally permitted. However, the homeowner may consider a pet on a case-by-case basis for a well-qualified applicant who meets the property's income, credit and screening criteria. Pet approval is not guaranteed and must be agreed to in advance.

No smoking or cannabis cultivation on the property. No unlawful activity is permitted on the premises.

PRIVATE SHOWINGS

Prospective tenants are welcome to tour the property before submitting a rental application. Private showings are by appointment only.

Because the rental is located on an owner-occupied private property, each adult attending a scheduled showing must present valid government-issued photo identification upon arrival. This is for identity verification and the safety and security of both the homeowners and visitors.

A rental application is not required simply to view the unit.

APPLICATION & TENANCY APPROVAL

Anyone wishing to proceed after viewing the property must complete the required Zillow rental application and screening process before final approval for tenancy.

Each prospective adult occupant must complete the required application and screening process. Submission of an application does not guarantee approval or reserve the unit.
