Owner pays sewer, and garbage

Tenant pays water, electricity, gas, internet, cable, and other optional services.
Any delinquency on bills reported to the owner will be grounds for eviction.

No smoking, vaping, or cannabis use anywhere inside the home, garage, backyard, or elsewhere on the property. Smoking inside the property will be grounds for eviction.

No pets.

Service and assistance animals will be considered as required by applicable law.

Only tenants named in the lease may occupy the home.

No subletting, assignment, short-term rentals, or hosting through Airbnb or similar services.

Renters insurance with at least $300,000 in personal-liability coverage must remain active throughout the tenancy.

Tenant must comply with applicable noise ordinances and may not host disruptive parties or events.

The home is rented furnished. All furniture, electronics, appliances, keys, remotes, and accessories will be documented in a signed inventory and move-in condition report.

Furnishings may not be removed from the property without the owner's written
approval.

Tenant is responsible for damage caused by misuse, negligence, unauthorized alterations, or the actions of occupants and guests.

Normal wear and tear is the owner's responsibility and will not be charged to the tenant.

Tenant must promptly report leaks, water intrusion, appliance failures, electrical problems, pests, or other conditions that could cause additional damage.

Tenant may not perform or authorize repairs, painting, mounting, remodeling, or alterations without prior written approval, except in a genuine emergency

Tenant is responsible for routine replacement of RO water-system filters according to manufacturer instructions

Tenant is responsible for routine care and cleaning of the bidet attachments and for damage caused by misuse

Tenant must keep the home, garage, appliances, furnishings, and outdoor areas reasonably clean and sanitary

No vehicle repairs, inoperable vehicles, commercial equipment, or hazardous materials may be stored on the property

Owner may conduct a move-in inspection and periodic property inspections with legally required notice

A complete move-out inspection and cleaning standard will apply at the end of the tenancy.
