ome and enjoy your stay in this spacious and bright end unit. Quiet unit away from the elevators and walking traffic. Tile flooring in the main living areas, carpet in bedrooms, all freshly painted inside. Washer/Dryer in the unit. Nice community pool, tennis courts, biking, jogging etc. Jupiter Beach is a 5 min walk. Located on beautiful Carlin Park, just walk out your patio and be on the walking path to amphitheater or picnic areas.

The condo is upgraded with new furniture, newer kitchen, and new baths. Includes free high-speed WiFi and TV, with DVR feature in both the living room and bed room. Across from the pool, a short distance to the beach

You will have an access to bedroom, 2 baths, living room, patio, and kitchen. A hot tub and tennis courts are part of the amenities.

The unit is very close to the ocean, Carlin Park (that has a fantastic 2 mile track for walking and running), Publix, gas station, 8 restaurants (including the Beach Bar onsite within Jupiter Bay, which is poolside, has very good food and a super friendly staff), Harbourfront, Riverwalk, Guanabanas, Jetty's, Square Grouper, Schooners, Rustic Inn, Jupiter Resort Hotel, the Lighthouse and much more.

You can jump in your car and drive to the center of Jupiter in 5 minutes. The parking is located near the building. You are allowed to have one parking place.

LEASE REGISTRATION AND PARKING PERMIT
The guest will receive instructions via email on how to complete the lease registration. This must be completed and sent to FPB Management via email, along with a clear copy of their driver's license. If applicable, service animal certification and complete, updated vet records should also be included.

Once the registration is submitted, the condo association will provide a payment link for the $25 parking permit. After payment is made, the parking permit will be secured, and the guest can pick it up upon arrival at the Condo Office in Building D.

PETS
If the home is not indicated as pet friendly, DO NOT bring pets. Otherwise, only small pets (less than 20 lbs.) are allowed for a fee of $250/pet. Each pet must be approved and registered. Many homes have outside cameras and if a pet is seen or if our inspector finds evidence of a pet on your departure you will be asked to remove the pet and will be fined $500 for additional cleaning. Please be respectful of the owner's wishes regarding pets, often people have allergies or don't wish to have animals in their home.

If you were allowed to bring pets, you're responsible to keeping the property clean of any hair, urine, and other signs of pet presence. Pets are not allowed on any furniture or the rugs and have to be in a crate if you're leaving them alone. A lot of pets leave odor on the items. If we find any signs of pets on the items, you will be responsible for the entire cost of the item replacement.

PARTIES & EVENTS
At this time, we do not allow parties or events. This is a residential neighborhood and local ordinances dictate quiet hours 10pm-8am every day, no loud music, noise, or partying ever.
The territory is strictly supervised, any events or celebrations are prohibited, it's only for family vacation and quiet enjoyment.

While the neighbors are aware of our Airbnb, they aren't very tolerant of excessive noise and partying.
By booking our property you agree that if the police are called for excessive noise, partying, or other reasons you will be charged $500 and will subject to non-refundable cancellation of the remainder of your reservation.

SMOKING & DRUGS
No smoking is permitted inside the property or in common areas. Smoking is permitted outdoors away from other people, but guests must dispose ash and cigarette butts properly. Cigarette butts may not be discarded in the landscaping, in the pool, or on the ground. No electronic cigarette smoking is permitted indoors.
No illegal drugs are permitted to be stored or used at any time.

POOL AND OTHER REMINDERS
There is a restriction on pets the size of which don't exceed 20 pounds.
Pool hours are 9:00 a.m. to Dusk. There is no lifeguard on duty.

SAME DAY RESERVATIONS
We require all reservations with the same day check-in to be made no later than 7 pm and at least 4 hours before the check-in time.

REQUEST FOR ACCESS
For extended stays, occasional access may be requested with advance notice.

FINAL THOUGHTS
Please understand that these are not FPB rules, but the Owner, Community, Town and County strictly enforce these as will FPB. These rules are intended to ensure the harmonious existence between visitors and full-time residents. Violations will result in towing, ticketing and/or fines without warning during or after the stay.
