12 month lease preferred, and upon expiration, the lease automatically converts to a Month-to-Month agreement unless either party provides a written 60-day notice to vacate.
Rent Due Date & Grace Period: Rent is due on the 1st of the month. A initial late fee of $50 is charged on the 4th of the month, plus $10 per day thereafter until rent is paid in full.
Smoking, vaping, or the use of any electronic cigarettes is strictly prohibited anywhere inside the residential structure or garage..
no sub-leasing allowed.
The tenant is responsible for establishing and paying for Electricity, Water, Sewer, Gas, and Trash collection directly with the local utility providers.
The tenant must abide by all HOA rules and regulations (a copy of the neighborhood bylaws will be provided as a lease addendum).
Any fines issued by the HOA for violations (such as leaving trash cans out or parking on the grass) will be passed directly to the tenant as "additional rent" due the following month.
The tenant is 100% responsible for regular lawn and landscape maintenance (mowing, weeding, and edging every 7 to 10 days during growing season). Watering must comply with any regional drought restrictions. (Note: The landlord, will remain responsible for major tree trimming to ensure it's done professionally and safely)
No guest may stay on the property for more than 7 consecutive days or more than 14 days total in any 12-month period without prior written consent from the Landlord.
