 Utilities are monitored for normal household consumption. If utility costs show a sustained excess over 3 consecutive months due to high usage, rent may be adjusted by up to 10% with documented proof.
 -Occupancy & Guests:
 Only individuals listed in the lease agreement may reside in the home for longer than one consecutive week without prior owner approval.
 Maximum gathering size is limited to 8 people at any given time (no large events or parties).
 -Pet Policy: No pets allowed.
 -Smoking/Vaping in the home: Not permitted
 -Mail & Trash Services:
 Mail is collected via a shared mailbox
 Renter is responsible for prompt trash removal and for maintaining any personal belongings/equipment brought onto the property.
 -Property Maintenance & Alterations:
 Exterior Care: Owner handles all grass cutting, landscaping, and general exterior maintenance. Renter must keep the patio and under-the-deck area clear of debris and kept aesthetically pleasing and in compliance with HOA requirements.
Interior Modifications: No painting or wall hangings exceeding 10 lbs are permitted without the owner's prior written approval.
 -Owner Access & Inspection: Owner reserves the right to access the home every 3-4 months for routine maintenance (e.g., replacing air filters, furnace inspection, and visual structural checks). A minimum of 24 hours' advance notice will be provided prior to entry.
 -Lease Renewal & Extensions:
 If a new 1-year lease agreement may be requested upon expiration, rent may be reassessed with an increase capped at a maximum of 10%.

    "I live in this neighborhood and this particular resident have a lot of parties. During their parties, their guest leave trash in front of our homes. Plates, bottles, soda cans, forks, and even trash from their vehicles. These neighbors do not clean up behind their guest or correct the issue. This happens at every event that they have and it is totally unacceptable. I can look outside right now and see trash that was left from their event today. If they helped to keep the neighborhood clean, that would be one thing. Unfortunately, us good neighbors always end up having to clean it up. Some of the neighbors are considering moving due to their nastiness. How can we keep our property values up when we have people at 9707 bringing it down."

I also run down the street and used Thrift road to help train for a marathon. The homes are nicely placed and designed. Highly recommend this neighborhood/area. "
