1. UTILITIES Tenant is responsible for all utilities, including Electric, Gas, Water, Sewer, and Trash. Tenant agrees to:

Maintain the electric account (AES Indiana) in their name for the duration of the lease.

Maintain the water/gas account (Citizens) in their name for the duration of the lease.

2. HOMEOWNERS ASSOCIATION (HOA) COMPLIANCE The Premises is located within The Village at New Bethel community. Tenant agrees to abide by all Covenants, Conditions, and Restrictions (CC&Rs) and Rules & Regulations of the HOA.

Fines: Any fines or penalties assessed to the Owner by the HOA due to the Tenant's non-compliance (e.g., trash can placement, unauthorized parking, noise, lawn maintenance) will be charged to the Tenant as "Additional Rent" and are due immediately.

3. STRICT NO SMOKING POLICY Smoking and vaping of any substance (including but not limited to tobacco and marijuana) is strictly prohibited anywhere inside the residence, including the garage.

Restoration: If evidence of smoking is found, Tenant will be responsible for the full cost of restoring the property to a smoke-free condition. This includes, but is not limited to: priming and painting walls/ceilings with odor-blocking paint, cleaning or replacing ducts, and deep cleaning or replacing flooring/carpeting.

4. MAINTENANCE DEDUCTIBLE Tenant is responsible for the first $75.00 of any repair or service call requested by the Tenant, unless the repair is required due to the negligence of the Landlord or a failure of the home's structural systems (e.g., roof leak, HVAC failure). This deductible applies per incident.

5. PET POLICY & FLOORING

Fees: Tenant agrees to pay a $300.00 Non-Refundable Pet Fee (per pet) and $40.00/month Pet Rent (per pet).

Flooring Damage: Tenant acknowledges the home features hard surface flooring. Tenant agrees that scratches, gouges, or water damage caused by pets are considered damage, not normal wear and tear. Tenant is strongly encouraged to use area rugs and keep pet nails trimmed to avoid deduction from the Security Deposit.
Security Deposit: Equal to one month's rent ($2,150).

HOA Compliance:

"Tenant agrees to abide by all Covenants, Conditions, and Restrictions (CC&Rs) of The Village at New Bethel. Tenant acknowledges receipt of the HOA Rules. Any fines assessed to the Owner due to Tenant's violation of HOA rules will be charged to the Tenant as additional rent."
