Description

Welcome to 86 Parkview Circle, a Washington Model, and one of the largest floor plans of the townhouses in Parkview! Enter the home from the foyer and approach the main living area via hardwood staircase and you will be immediately struck that the entire first floor has hardwood floors throughout and open concept living area with a lot of flexibility. To the left of the staircase find a large Living Room area with gas-burning fireplace that turns on with the click of the remote control. There are electrical and cable connections behind the TV mounted over the fireplace for your ease of use. It is important to note that in this Washington model, there is more space between the LR and kitchen which makes the overall feeling much more open. The fresh, white kitchen was upgraded with many special features including upgraded appliances, countertops, backsplash, under cabinet lighting and soft-close cabinetry. The large kitchen island is always a gathering space for the family or when entertaining. It is great to have the sink on the island so that while doing meal prep or other that person can face out to interact with those seated at the island. The kitchen opens up to the large dining space and the breakfast room/play room. The flow of this floor is just so conducive to every day life because it is flexible for the owners needs. From the breakfast room/play room area, there are sliders to the upgraded, oversized Trex deck. Down the stairs from the main living area, you will find an appealing living area. Again this level is much larger than other models and as a result, this level can have a multitude of uses. This family uses part of the area as a family room, has a day bed for overnight guests who can also access the full bathroom, and an office with a view to the rear yard, which is extremely private as a result of large evergreens. Not knowing that they would be relocating so soon, the sellers just recently added a large paver patio to better utilize this lower level. Please note that there is a walking trail just behind the evergreens which provides direct access to Wilson Farm Park. Up one level from the main living area you will find the bedroom level. The entire bedroom level, hallways and bedrooms have hardwood floors. Once up the stairs find the primary suite with large sitting area, primary bathroom with double vanity, oversized upgraded tiled shower with dual shower heads and bench seating. The master bedroom boasts 2 walk-in closets. Two additional bedrooms both with large closets are serviced by the upgraded hall bathroom with vanity and tiled bath surround. There is a sizable linen closet in the hall bathroom. Laundry is found on this level and is spacious with side-by-side front loading washer and dryer with plenty of storage and spacious enough for laundry baskets, etc. Up one more level and you will find a spacious living level with hardwood floors. This level can be used for so many purposes. The current owners use it is for a second office with views of the treetops and a game room. This could be used as a TV room, game room, additional bedroom if needed. The current owners added a lot of storage in the attics eaves to make for great storage. FYI there are so many hidden behind the scenes niceties about this property: outlets are controlled by an app, cable lines are hidden in chases between floors, there are cable lines on each floor and Ethernet connections at each cable line to make connecting Smart TVs all the easier. On the many times I have come to the house while getting the home ready for the market, I have been touched by the number of children at play, impromptu lemonade stands, families in the streets interacting; neighbors sharing and caring, no wonder Parkview has become such a desirable community within the Award-Winning Tredyffrin Easttown School District. Buyers and agents should always independently verify square footage, what has been provided is based on public records and owners' input. 2022-09-22

"I am 7 miles from work, and 5 minutes from every major highway. Unbeatable accessibility, community and upkeep. Also located on the edge of Valley Forge National Park with trails running behind and into every neighborhood. There is a drug store at the top of the hill along with multiple restaurants, a bank, a dry cleaners and a salon. It is also located in the most sought after school district in the area. All around great place to live!"
