*A lot of care was taken and cost invested in constructing a high quality ADU. Seeking an easy going, quiet, responsible, potentially long term tenant who cares about taking care of the property and will appreciate living here.
*Owner lives on the upper level of the home. A garage and laundry room used by the owner are located on the same level as the ADU.
*This is a quiet neighborhood which means no loud noises after 9PM. No loud music at any time.
*Rental insurance policy required: $500,000 minimum coverage, owner named as additional insured.
*This property has solar panels. Utility cost is based on usage with a true-up period ending in November 2025. A set fee of $50 for electrical utility costs shall be paid to the owner on a mutually agreed day of the month. It is not known how the additional electrical costs (dryer and stove) will affect the electric bill, but it is anticipated that the maximum cost will be $50/month and is most likely to go down after November 2025. Should electrical, water, or gas usage (water heater only) be excessive, an additional amount based on actual costs may be added to the monthly utility fee. This is also highly unlikely to occur unless tenant is very irresponsible about utility usage. Trash pick up is included in the rent. If the amount is too high or low, the tenant will be notified in writing, and the fee will be adjusted.
*Private patio is intended for furnishing and use by the tenant. Chairs, tables, outdoor rugs, potted plants and appropriate freestanding decorative items may be placed here. The garden/patio shall not be used for storage, with the exception of bicycle/s.
*Tenant is responsible for setting up and paying for an internet connection and land line, if any, with Cox. The infrastructure is already in place.

*No Pets or Other Living Creatures Allowed
*Due to limited space on the street, owner and tenant share trash, green waste and recycling bins.
