I bought the property in the fall of 2014 with the intention to use it as a summer home, which we did for 3 summers. This past summer we decided to try to rent it out, which has gone very well (brought in about 30k from June-Sept). Although the renting was easy and brought in good money, we've decided to go a different direction, hence the reason for selling.

The beach in front of the property is owned by SAPPI paper (hence the low taxes). The property has full deeded access to the entire beach that stretches from the corner of my property all the way to the other end, which is about 200ft. The beach has deeded access to some of the area camps, but I can say over the past 4 years, we've always enjoyed the parcel in the front of our property with no issues, as most people used the larger (deeper) beach section to the left.

The home does have a mooring located directly in front of the property and also has use of shared dock for loading and unloading.

    "I live two streets from Carmichael and love living so close to the lakes and less than twenty minutes to Portland! The schools are within a 5-7 minute drive and shopping is less than three miles down the road. You can avoid the traffic by taking the backroads, that lead into outer Washington Ave or travel down the road to enter the Maine Turnpike just down the street in Gray. I love listening to the loons on the lake, early Spring into the Fall, and it is always fun to watch the fireworks show on the lake July 4th, put on by neighbors all around the lake! With the snowmobile trails so close by, I can hop on my sled, ice fishing, ice skate, or boat all outside my front door! This is a great area to retire, or raise a family"
