THE HOUSE: Sunny end unit row house across the street from Crispus Attucks park, and around the corner from Showtime, Boundary Stone, Yoga District (etc). Big open kitchen with new stainless appliances and Martha Stewart cabinetry. Hardwood throughout. Renovated but not perfect, original character and imperfections throughout. 500sq ft grassy back yard.

BASEMENT: is yours! Most houses in DC have a separate unit in the basement not this one! This space is yours to do what you want! (In the past it's been a woodworking studio and a gym for example)

CARRIAGE HOUSE: Originally for horses, now good for single car and/or space for storage or art studio, etc.

BEDROOMS: Basically the house has a large primary bedroom in the front and three small bedrooms (two do not have closets, so wardrobes will be necessary).

BATHROOM: The bathroom is lovely, redone in carrera marble. Charming clawfoot tub. But, there is only the one.

GREAT NEIGHBORHOOD. Big Bear, Boundary Stone, Showtime, Rustic, District Yoga, Thai, Chinese, (etc). Close bus stops take you downtown and to georgetown. Metro is a 10 minute walk. Capital bike share on our block. It's a great location. Close walk to the happenings on U Street but far enough away that the people around the hood are actually neighbors (which changes everything!).

UTILITIES: (electric + gas + water + cable/internet) are all separate and will be in your name and based on your usage. They run about $300 average including winter months. It's radiator heat in the winter and A/C window units in the summer.

LEASE: One year minimum. Two preferred. One month security deposit. Pets will be evaluated on a case by case basis and will require additional security deposit.

MANAGEMENT: Issues with the house are dealt with immediately and with great care for the tenant!
