See 2022 update under Additional Information below. Designed in 1951, sold in 1953, featured in Sunset Magazine during the early 1950's. Purchased in 1997, home has been completely rewired with new electrical panel and sub panel in garage; re-plumbed all copper 2006, new roof 2003, central heat/air/air cleaner 2012, windows replaced in 2007 with double e glass. Driveway, sidewalks replaced and stained. 1100 sq ft patio space rebuilt with flagstone; all fencing front and sides replaced 2004 to 2007. 2 mature orange, 1 lemon , 1 avacado fruit bearing trees; 600 gallon (koi) fish pond with waterfall. Exterior repainted 2006. Bath remodeled 2009, ceilings scraped, hardwood floors refinished 2010. Final projects: remodel kitchen 2013, recess washer dryer reclaim closet space, drywall and add cabinet storage garage.

Neighborhood Description

This is a pocket section of Van Nuys that is highly under-rated and overlooked. Most occupants on the 6900 & 7000 blocks of Ranchito Ave are home owners. We have a neighborhood watch; many residents are telecommuters and work from home which adds security to the neighborhood. There are very nice seasonal block parties and a block captain with direct communication with the police. This neighborhood is close to everything and extroidinarily quiet.

It’s a good community with lots of lot space where even in heavy commuter traffic you can get to the west side in ~45 mins. This feels especially satisfying compared to further out communities that people go for similar space but require 1-1.5 hour commutes each way."
