If your application is denied or another adverse action is taken based upon information obtained from your credit report or credit score, you will be notified.

1. Background History: Landlord will perform a background history check on you to verify the information provided by you on the Lease Application.

2. Previous Rental History: Landlord will verify your previous rental history using the information provided by you on the Lease Application. Your failure to provide the requested information, providing of inaccurate information, or information learned upon contacting previous landlords may influence Landlord's decision to lease the Property to you.

3. Current Income: Landlord may ask you to verify your income as stated on your Lease Application. Depending upon the rental amount being asked for the Property, the sufficiency of your income along with the ability to verify the stated income, may influence Landlord's decision to lease the Property to you.

4. Credit History: Landlord will obtain a Credit Reporting Agency (CRA) report, commonly referred to as a credit report, in order to verify your credit history. Landlord's decision to lease the Property to you may be based upon information obtained from this report. If your application is denied based upon information obtained from your credit report, you will be notified.

5. Failure to Provide Accurate Information in Application: Your failure to provide accurate information in your application or information that is unverifiable will be considered by Landlord when making the decision to lease the Property to you. If additional information or documentation is required to process your application you will be contacted. Providing false or altered documentation is immediate grounds for denial of an application. Incomplete Applications will be denied!

THE FOLLOWING IS REQUIRED TO APPLY:

Each occupant 18 years of age and older must complete a separate application.
No Eviction filings within the past 3 years
No foreclosures within the last 18 months
Must have 1 year minimum on job
Must earn three times monthly rent amount per month
Income must be verifiable at the time of application
Acceptable credit
Applications will not be processed until every applicant has filled out, e-signed, and paid for their application.
There is a fee of $70.00. The application is not complete or submitted until this fee is paid.

Application fees are NON-REFUNDABLE even if you are denied tenancy.

Closing the application or browser will lose this application and you will have to start over. Data is not accessible for your security.
A valid social security number is required for each applicant.
Security deposit must be paid in certified funds (Cashier's Check or Money order ) within 48 hours of approval if your application is approved. Strict compliance is required.

NOTICE: Do not apply if you intend to use the property for any type of short-term rental or to list on any rental website (EX: Airbnb, VRBO etc.). Subleasing is not permitted and all properties are routinely checked. If you are approved and it is found the property is being used as a short-term or vacation rental you will be promptly evicted and will be responsible for any damages.

Despite meeting the above requirements if an applicant is not able to move in within 20 days of application (possibly longer under special circumstances), is not able to submit required funds to remove property from the market or not able to provide requested documentation applicant will be denied.
