One year lease agreement. Rent price is negotiable with a two year lease. Tenant pays for all utilities except for lawn maintenance. Lawn maintenance is included in rent but if the tenant agrees to keep the lawn maintained, I will remove the cost of lawn maintenance from the rent. Lawn maintenance includes mowing, edging, and weed eating at least twice a month. Weeds pulled from flower beds twice a year. Pine needles/cones, leaves, and magnolia cones bagged at least once a year. Tenant is responsible for replacement of fridge filters and is responsible for $100.00 or 50% (whichever is higher) for: (i) for any expense, damage or repair occasioned by the stopping of waste pipes or overflow from bath tubs, wash basins or sinks; and (ii) for damage to window panes, window shades, curtain rods, or any other damage to the interior of the property.
