1. How Does Pricing Work? Our pricing varies based on availability, location, and your desired move-in date.

2. What's Included in the Rent? Your rent covers cold water, trash, and sewage utilities.

3. Application Fee? The Application Fee is $25 for each person over 18 years old and is nonrefundable. Payment can be made with a Debit/Credit Card (In the office or online), Money Order, or Personal checks. (Apple Pay is not accepted)

4. Deposit Amount? Deposits range from $500 to a full month's rent, depending on credit average and rental history. The exact amount will be determined upon approval.

5. Approval Criteria: To qualify, you must meet the following criteria:

Financially qualify with a minimum of 70% of the rent made before taxes in one week.
Example - Rent is $1,200. You must gross $840/week (before taxes, insurance, etc.) to qualify.

6. Pass credit check: Safe Rent Rental Score Check: Utilizing a Safe Rent rental score check. Factors considered: Average credit score, multi-family rental debt, sub-prime credit, unpaid rent, lease termination, property damage, eviction & address history, credit report, and multi-state criminal data. Pre-approval is determined without using FICO score. Applicants must meet our minimum requirements to obtain pre-approval.

7. Must pass rental history check: An applicant will be flagged if they owe a previous landlord more than $500. If the balance is paid and a receipt or "Letter of Satisfaction" is received, the applicant can be approved based on their score.

8. Successfully pass a criminal background check.

9. Income Verification: Submit a photo of your government-issued ID or passport for verification. Provide the last 6 weeks' worth of employment paystubs or the 2 most recent months' bank statements. Ensure all proof of income is in directly from your employer's or banking app.

10. Non-Social Security Numbers: ITIN (individual tax identification number) is accepted, and a copy of the ITIN card/document must be included with the application. Non-immigrant students must have an F1 Visa and a corresponding I-20 (letter of financial backing).

11. Previous Debts to Landlords: Applicants flagged for owing a previous landlord more than $500 can be approved based on their score if the balance is paid and proof of payment is received.

12. Bankruptcy: Chapter 7 bankruptcy is accepted if fully discharged. No open Chapter 13 bankruptcy is allowed.

13. Approval Time: Applications may take up to 72 hours to be fully approved, depending on the information obtained and the day of the week. Failure to provide the requested information within one week may result in an application decline.

14. Co-signers/Guarantors: If your application is declined for credit scoring, you must reapply with a co-signer/guarantor. An application can have more than one guarantor.

    "it's low income housing which I'm moving soon , but it's not unique at all it's the struggle low poverty area they try to maintain it but if u ask me I think everyone here should be directed elsewhere where and be forced to work and be self sufficient the people here are carefree have no real means to do better outside of myself. I do not recommend this area to no one and the violence has escalated "

    "Nothing is special about this neighborhood. Besides the price and proximity to job, nothing good about Baltimore. Entirely too much crime. The Baltimore City area is dangerous and dirty. Washington DC is a better place to live. The cost of living in DC is high but the quality is a lot better. Hope this is helpful. If you can afford it move to Washington DC. It’s a no brainer. "
