8. Lease Clauses

Early Termination (Non-Military): Forfeit first + last month's rent (two months) and continue paying through the lease minus those two months.

Pre-Sign Forfeit Clause: If the lease is signed but the tenant backs out within 72 hours and no later than 5 days before move-in, they forfeit the non-refundable deposit + application fee.

6. Move-In Incentive
Special Offer: Sign a lease by November 15, 2025, and move in on December 1, 2025, to receive $500 off the first month's rent or a free professional deep clean at lease end.
