Charming 1-Bedroom NextGen Unit Quiet Tracy Hills Neighborhood

A private, well-maintained guest suite / NextGen unit is available for rent. This unit is best suited for one (1) occupant only seeking a quiet and respectful living environment.

Unit Details & Terms (Please Read Carefully):

Private Entrance: Separate exterior entry; no interior access to the main residence.

Utilities: Flat utility charge of $100/month, covering water, sewer, trash, electricity, and internet.
Electric vehicle (EV) charging is strictly prohibited.

Kitchenette (No Full Kitchen):
The unit does not include a full kitchen or cooking facilities.
Provided appliances are limited to a microwave oven and refrigerator only.
Use of a portable electric cooktop is permitted at tenant's discretion;

Parking: Street parking only. No driveway or garage access.

Noise & Use: Quiet environment required at all times. Excessive noise, gatherings, or disturbances are not permitted.

Restricted Areas: No access to the backyard or other areas of the main property.

No Pets / No Smoking / No Drugs:
Pets of any kind, smoking/vaping, and illegal substances are strictly prohibited anywhere on the property.

Occupancy & Use: Unit is for residential use only. Subleasing, short-term rentals, or commercial use are not allowed.

Rent: $1500 per month

Utilities: $100 per month (flat rate, as described above)

Lease Type: Month-to-month tenancy

First month's rent due at move-in

Refundable security deposit equal to one (1) month's rent
Deposit will be refunded upon move-out, less any lawful deductions for cleaning, damage, or unpaid charges.
Rent Due Date: Rent must be paid on or before the 5th day of each month.

 No Backyard Access: The backyard is not included in the rental.
 Move-In Costs: First month's rent and a refundable security deposit (equal to one month's rent) are required at move-in. The deposit will be refunded upon vacating, minus any deductions for cleaning or repairs.
 Rent Payment: Rent is due before the 5th of each month.

    "I used to work in Tracy and did a reverse commute to Tracy from San Ramon. I've seen a lot of growth since then. Neighboring Mountain House was just being developed. Now, Tracy is booming and real estate values have gotten out of hand even for Tracy. The Tracy Hills development is crazy expensive and there is currently no infrastructure there. If you can afford to live in Tracy, the Redbridge area of homes is best. Reminds me of a bygone era of tree lined streets and and beautiful homes with some being semi-custom. There is not a lot to do here, the mall is small and the only restaurant that is worth going to is Texas Road House. Most residents would likely travel to Livermore's downtown less than 20 mile west to enjoy great food and wineries. All in all, this is a "bedroom community" with a lot of commuters heading out as far as San Jose to work yet wanting to afford a home and build some roots."

    "Music festivals bring in local musicians and musicians from the area. The music is very good and they set out chairs for you and there are a variety of food sold from trucks and beverages. Also the local restaurants are open and cater to the crowd. Farmers markets are nice to go to to support local farmers. There are many other events including Tracy Lions groups breakfast fundraisers. They have ball draws and events at the Elks Lodge. Check the Tracy Press online for more."

    "We don’t have community events here other than garage sales or neighborhood forum on social media. Where the people of Tracy reports things that are happening in our area. Sometimes it’s positive other times it can be quite alarming, but despite all of that I still love it here. Within 5-10 minutes we have multiple banks, DMV, Mall, Movie theater, car dealership, Costco,target, homegoods, Marshall’s, Home Depot, target, Walmart. Etc"
