Owned, maintained, and updated by two Cornell graduates leaving the area for work/family. Ideal for graduate students, postdocs, etc. The house includes everything you need, from two premium queen mattresses to a coffee maker and a mini-fridge in the guest bedroom.
You’ll like the location because:
- Last house on the street in a quiet and safe community of families and graduate students
- Just two miles to Cornell. An easy drive or bus ride with frequent buses during the work week and rush hours. Weather permitting, bike to Cornell along scenic Forest Home Drive, which runs along Fall Creek!
-Easy access to downtown Ithaca and East Hill Plaza
- Zoned for Ithaca City Schools
You’ll like the house because:
- Well-maintained with regular maintenance/cleaning
- Late-2018 96% energy efficient furnace, serviced by Halco for annual maintenance/cleaning
- Central air-conditioning
- Modern hot water heater with instant hot water in shower/bathtub
- New washer (installed 2020) and dryer in the house
- Updated kitchen with professional-grade 2018 gas range/oven, new countertop dishwasher and microwave
- Roof re-coated in summer 2021
- New skirting installed in summer 2020
- Open floor plan, with large living/dining room
- Two bedrooms (one with recent carpeting, the other with flooring)

The home is in Hillside Acres, which is owned by Jim Ray Homes. Lot rent is $437/month, but could be lower with the New York State STAR discount. Lot rent includes water and general park maintenance, including snow removal on park roads. This is my first manufactured home, so for anyone as unfamiliar with them as I was, you pay Jim Ray Homes $437 (or less with STAR) per month for the lot. From me, you purchase the home.
You need to be approved by Jim Ray Homes to live in the park. They don’t allow “rent to own”, so you must have cash or pre-approved financing. If your offer is successful, Jim Ray Homes will have you fill out a background check and credit check form before moving in. All of the park residents have done the same, so you can rest assured that you’ll live among good neighbors. There are also no dogs allowed in the park–so no barking at night! However, cats are permitted with approval.
Specifics regarding transportation:
There is a covered bus stop at the park, with frequent buses to Cornell and downtown Ithaca (at least 2 per hour between 7am and 10am–see bus routes 40, 43, and 53).
