Lease Terms & Conditions

First & Last Month's Rent
First and last month's rent are due in full at the time of lease signing, totaling $3,600 ($1,800 per month).

Security Deposit
A security deposit of $1,800 is due in full at the time of lease signing. All refundable security deposits will be returned within 15 days of the tenant's move-out date, provided the property is returned in good condition with no damage beyond normal wear and tear. In the event that damage concerns are identified during the move-out inspection, the tenant will be notified in writing with a detailed account of the findings and any applicable deductions.

Monthly Rent & Due Date
Monthly rent of $1,800 is due on the 1st of each month. A 3-day grace period is provided, with rent due no later than the 4th of each month.

Late Fee
A late fee of $100 will be assessed for any rent payment received after the 3-day grace period, bringing the total amount due to $1,900. Late fees are non-negotiable.

Accepted Payment Methods
Rent payments are accepted via ACH transfer or personal check. In the event a check is returned due to insufficient funds or any other reason, a returned check fee of $25 will be assessed and added to the balance due.

Tenant Utilities

Tenant is responsible for establishing and maintaining an account for electricity throughout the duration of the tenancy. Tenant may elect to establish and maintain internet/cable services at their own discretion throughout the duration of the tenancy.

Tenant may also elect to establish and maintain trash pickup services throughout the duration of the tenancy. Should the tenant choose not to enroll in a trash pickup service, tenant assumes full responsibility for disposing of all waste by transporting it to the designated city landfill. Additional details regarding trash disposal options are available upon request.

Smoking Policy
Smoking of any kind is strictly prohibited inside the home.

Alarm System
A security alarm system is available for tenant use at an additional monthly fee of $75 $85, depending on the services selected. Details are available upon request.

Property Use & Maintenance

Guest & Occupancy Policy
Only tenants named on the lease agreement are authorized to reside in the property. Any guest intending to stay beyond 14 consecutive days must receive prior written approval from the landlord before the 14-day period expires. Any individual residing in the property for an extended period without proper authorization and without being listed on the lease will constitute a material breach of the lease agreement and may result in termination of tenancy.

Lawn & Landscaping
Tenant has the option to independently maintain the lawn and landscaping throughout the duration of the tenancy. Alternatively, tenant may elect to utilize a landlord-arranged lawn care service for an additional monthly fee. Additional details regarding available lawn care services are available upon request.

Parking
All vehicles must be parked within designated areas, including the garage and driveway. The number of vehicles on the premises should not exceed the capacity of the available designated parking areas. Parking on the lawn is strictly prohibited at all times.

Alterations & Modifications
Tenant is prohibited from making any alterations, modifications, or improvements to the property without prior written approval from the landlord. This includes but is not limited to painting, drilling, structural changes, fixture replacements, or any other modifications to the interior or exterior of the residence. Any unauthorized alterations may result in deductions from the security deposit or additional charges upon move-out.

Legal & Safety

Renters Insurance
While renters insurance is not required, tenant is strongly encouraged to obtain and maintain a renters insurance policy for the duration of the tenancy to protect their personal property against loss, theft, or damage. The landlord assumes no liability for loss or damage to tenant's personal belongings.

Entry Notice
Landlord, contractors, and authorized service providers will provide a minimum of 24 hours written notice prior to entering the dwelling, except in the case of a emergency requiring immediate access to prevent injury or property damage.

Early Termination
Should the tenant wish to terminate the lease prior to the end of the agreed upon term, the following conditions must be met. Tenant must provide written notice to the landlord a minimum of 60 days prior to the intended vacate date. In addition, tenant will be responsible for an early termination fee equivalent to two months rent ($3,600). Tenant remains responsible for all rent obligations during the 60-day notice period. Failure to comply with these terms may result in additional legal and financial liability.

Lease Renewal
Upon the expiration of the current lease term, continued occupancy of the property requires the execution of a new written lease agreement. Tenancy will not automatically renew or convert to a month-to-month arrangement without a newly signed agreement between both parties.

Pet Policy

The following pet fees apply per pet and are due at the time of lease signing:

Non-Refundable Pet Fee: $200 per pet (applied toward wear and tear)
Monthly Pet Rent: $75 per pet, per month

All pet fees are firm and non-negotiable.

Ocala has some things for little children, but it mainly caters to the adult and wealthy populations (ie, downtown & WEC). There is little to nothing to do as a teenager/young adult, or a poor person, for free or low cost. Ocala’s refusal to cater to the young adult and poor population has been a very direct contributor to the rise of drug use and violent crime. "

There is also endless paved/dirt trails to ride on the Green Way. I ride my E-trike to the trailhead on 49th ave, it’s 10 minutes from my house, there is another trailhead near by as well. There’s a 2 story Publix, 711, hair place, nail place and a Walmart within 5 miles from here. Plus the Beach is 45 minutes away. The Rainbow River is 20 minutes away And they are all super easy to find. "
