About this House

Located in the beautiful and peaceful Charnwood Historic District of Tyler this home is conveniently located five tenths of a mile from both Christus Mother Francis Hospital and UT Health Hospital and the University of Texas at Tyler School of Medicine. It is walking distance to Tyler's downtown nightlife and the famous Stanley's Pit Barbecue. For all of its convenient proximity it is in a very quiet, family neighborhood.

It has central heat and air, ceiling fans throughout, a sprinkler system, security system, mock fireplace, hardwood floors, newly remodeled kitchen with lots of cabinet space, a stainless steel sealed burner electric oven and brand new Whirlpool dishwasher with third rack. It has two recently remodeled full bathrooms, two bedrooms as well a sitting room off of the kitchen, a front entry room, a large living room, and a separate laundry room with both gas and electric hook up for a dryer.

Cats allowed with additional deposit.
One year lease required.
Yard work provided, monthly a/c filter change provided.
Refrigerator and microwave not included.
No Smoking allowed.

Must have verifiable income of 3x the rent, a good credit history with a credit score of 650 or better, proof of employment , previous rental history, no criminal history, no evictions.

3. The non-refundable application fee of $50.00 must be paid at time of application

4. If you have a Service or Support Animal you will need to complete a separate screening application and send the results. The link for that will be provided upon request. There is no fee required for verifiable Service or Support Animal.

5. We require that the tenant carry renters insurance. Proof of policy must be submitted at time of lease signing.

6. We do not accept government housing.

7. No smoking inside or out
