Beautiful Berkeley Bungalow
Two blocks to Willis Case Golf Course. Three blocks to Berkeley Lake Park (w/ the City's best dog park). Five blocks to 46/Tennyson where you'll find some of the best hangouts and food in the City [40+ of them in Berkeley]. Seven blocks to Regis University. No freeway noise, but it's only a three-minute drive to the I-70 on-ramp. The Clear Creek bike trail's nearest access point is five blocks away from here you can connect to literally hundreds of miles of protected bike paths.
This charming home will make you smile. It's got a sweet soul. And, it has amazing neighbors. The architecture and lot size up here on the hill by the golf course is nicer/better than much of what is by the neighborhood hot-spots just to the south. And, unlike at 44/Stuart, there are no parking hassles, ever.
You've surely already achieved pretty high status with your pup, but you will be an absolute super-hero if you get this back yard. Its fully-fenced. The grass is lush. Running the victory-lap or just relaxing in the grass or chillin' on the mulch doesn't suck for the pup! The grassy part of the back yard and the front yard has a sprinkler system.
The raised planter beds in the back yard produced a great bounty of vegetables from about 2018 to 2021, when it was last gardened. The soil was amended. Its ready to go if you want to try to do a garden.
Inside you'll find an incredibly spacious living room, kitchen and a huge master bedroom. Unlike many of the era, it's got a 'Wonder Woman' bathroom meaning its large enough that you can raise your arms and turn and not hit walls. The second bedroom is typical sized [or maybe a bit bigger] than typical for the neighborhood and era. There is a mudroom/laundry room on the back. There is also an unheated sunroom on the south side of the house which is obviously not included in the square footage.
The kitchen is retro cute/funky and most will love the vibe. If you want to accentuate the mid-century look, landlord has some things to accessorize the kitchen. It DOES include a nearly-new dishwasher. And, the gas range is nearly-new too. The microwave isn't huge, but can be swapped for a larger one upon request. The fridge is four steps away from the range, in the mudroom with the option to put it beside the dishwasher in the kitchen if that's preferred (where the plant is in the photo).
There are four off-street parking spaces. Three in the back and one in the front. Parking on the street here is always easy. While there can be some space for storage in the garage, parking inside of it is not an option. While it doesn't exist currently, if you have an EV or plug-in hybrid, the owner/landlord will install an outlet for car charging but need 10-14 days' notice.
The furnace works great and heats it up quickly. It has an evaporative cooler that works great too and uses minimal power. Two windows on the back side of the house (bathroom and back bedroom) are not in the best of shape and new windows are on-order, expected to arrive in December.
The long-time owner is a licensed Realtor in the State of CO. He sells homes and manages only the rentals he owns. He will be the point of contract, not a traditional property management company.
