LEASE DURATION

RENT AND PAYMENTS

Late Rent and Returned Payment Fees

-Rent Due Date and Grace Period
Rent is due on the 1st day of each month. A five (5) calendar day grace period is provided. Rent is considered late if it is not received by 11:59 p.m. on the 5th day of the month.

Late Fee
-If rent is not received by the end of the grace period, Tenant agrees to pay a one-time late fee of Seventy-Five Dollars ($75.00). This late fee represents a reasonable estimate of the costs incurred by Landlord in processing and managing late payments and is not intended as a penalty.

Returned Payment Fee
-If any rent payment is returned or rejected by a financial institution for insufficient funds, stop payment, or any other reason, Tenant agrees to pay a returned payment fee of Twenty-Five Dollars ($25.00) per occurrence, in addition to any late fees that may apply.

Method of Payment After Returned Check
-After one returned payment, Landlord may require all future rent payments to be made by certified funds, cashier's check, or electronic payment, as permitted by law.

No Waiver
-Acceptance of late rent or payment of a late fee does not waive Landlord's right to enforce the lease or pursue any remedies allowed by law.

-Late fees are due immediately and are considered additional rent for purposes of lease enforcement, to the extent permitted by California law.

SECURITY DEPOSIT

-A security deposit is required prior to move-in.
-Deposits are refundable subject to state law and deductions for damages beyond normal wear and tear.

UTILITIES

-Tenant is responsible for placing electricity, internet, and cable in their own name.
-Water and trash are included in rent. Tenant maintains landscaping
-Utility usage is not included in rent

MAINTENENCE AND REPAIRS

-Landlord handles major repairs and maintenance.
-Tenants are responsible for routine upkeep and reporting issues promptly.
-Unauthorized repairs or alterations are not permitted.

OCCUPANCY

-Only approved occupants may reside in the home.
-Long-term guests may require prior approval.

PETS

-Pets are allowed with approval
-Pet rent, deposits, or breed/size restrictions may apply.

USE OF PROPERTY

-Property is for residential use only.
-Tenants and guests must follow all community rules, HOA guidelines, and local laws.
-Excessive noise or disturbances are not permitted.
