Tenant Responsibility: Electricity, Wi-Fi, and trash removal.
Heating: Billed to the tenant based on individual meter readings.
Parking & Maintenance:
Parking: Two off-street "stacked" parking spots are provided.
Grounds: Owner handles lawn care and driveway plowing.
Tenant Care: Tenants must shovel their own steps, private decks, and walkways to ensure safe passage.
Property Rules:
Guest Policy: No long-term guests are permitted. Any guest staying more than 7 consecutive days or 14 total days in a calendar year requires prior written approval from the owner.
Strictly No Smoking: This is a 100% smoke-free property (indoor and outdoor).
Pet Policy: One pet max; pet interview required. $250 refundable fee + $50/month pet rent.
Insurance: A renter's insurance policy with a minimum of $500,000 liability coverage is required.
Right of Entry:
The Landlord or Manager reserves the right to enter the premises for repairs, maintenance, or inspections. Except in cases of emergency, a minimum of 24 hours' notice will be provided.
