Ideal for relocating families, households displaced by wildfires or other natural disasters, families needing temporary housing during a home remodel, corporate project-based stays and insurance funded stays. This clean, comfortable home is move-in ready with full kitchen, linens, high-speed Wi Fi, workspace, and a family friendly layout so you can live normally during your transition. Roomy outside back patio and lawn area are fully fenced/gated, with a backdrop of mature eucalyptus and oak trees. The front of the home faces the San Gabriel mountains and you'll catch iconic California sunsets to the West. The LA County Arboretum, perfect for serene morning walks, is within walking distance. Just down Baldwin Ave are restaurants, entertainment, and shopping at the Shops at Santa Anita. Just up Baldwin are Colorado Blvd. and Foothill Blvd. where grocery shopping and major retailers are minutes away. Convenient access to the 210 freeway makes Central Pasadena a 10-12 minute drive and Dodger stadium in downtown Los Angeles a mere 25 minute drive.

Ample storage throughout the home; walk-in closet in the primary bedroom and large closets in the other bedrooms. Desks and desk chairs in both hall bedrooms; vanity in primary bedroom can serve as a desk.

Lease terms:
Non-smoking home. Minimum 90-day stay and lease is required and up to 12 months available. Deposit is based on length of lease. Yard care and utilities are included, apart from charging an EV (for an additional fee). No cats or exotic pets. Dogs are negotiable. If your stay is being supported by an employer, insurance company, or disaster recovery program, we're happy to coordinate reasonable documentation on our side so they can process payments and reimbursements.

The home is for residential use only; commercial/business uses are prohibited. Remote work/working from home is permitted. This property may not be used as an assisted living facility, residential care home, group home, or similar operation.

Applicants must be willing to comply with the material terms of the lease, including rent amount, security deposit, lease term, occupancy rules, maintenance obligations, and other standard house rules.

Qualification standards:
These criteria are applied consistently to all applicants in compliance with California and federal fair housing laws, and reasonable accommodations are considered for applicants and residents with disabilities.

Screening decisions are based on the application as a whole and on whether the applicant satisfies these written criteria. If a consumer report contributes to an adverse decision, any required adverse action notice will be provided in accordance with applicable law.

Each adult occupant age 18 or older must submit a complete application, provide valid government-issued photo ID, and consent to routine screening and verification. All occupants including children must be disclosed and listed on the lease. Applications must be complete and all requested supporting documents must be provided before screening is considered complete. Material omissions, false statements, or falsified documents are grounds for denial.

Income:
Our standard income requirement is a combined gross monthly household income of at least 3 times the monthly rent based on lawful, verifiable income. We may consider applicants with income down to 2.75x the rent if they have strong compensating factors (for example, high credit score, low debt, substantial savings, or third party housing assistance).

All income used to qualify must be documented and verifiable. Documents must list the name of the applicant, co-applicant, or approved co-signer whose income is being used. Examples include paystubs, W-2s, 1099s, tax returns, benefit statements, or bank statements.

If any portion of the rent will be paid by an employer, insurer, relocation company, or other third party, we require written documentation confirming the payment period and terms (for example, an employer housing letter, insurance claim letter, voucher award letter).

Lawful, verifiable non-employment income is considered, including self-employment income, retirement income, disability benefits, support payments, investment income, and housing subsidies/vouchers, to the extent required by California law. Applicants are not denied based on lawful source of income.

For applicants using a housing voucher or other rental subsidy, income qualifications will be evaluated based on the applicant's portion of the rent, as required by California law. Where applicable, applicants may provide lawful, verifiable alternative evidence of ability to pay their portion of rent.

Credit history:
We review credit history with a focus on practical risk: prior evictions, unpaid landlord or utilities debts, or serious delinquencies can be disqualifying. Each adult applicant must generally have a minimum credit score of 740; however, we look at the overall picture and may be more flexible when there is strong employer or insurance backing. In addition to score, credit history may be reviewed for overall payment patterns, outstanding landlord debt, unpaid utility debt, judgments related to housing obligations, and other indicators of failure to meet prior financial obligations.

Housing history:
We consider your history of making housing payments on time, including rent and/or mortgage payments. Significant patterns of late payments, unpaid rent, or mortgage delinquencies, or recent eviction/foreclosure, may result in denial. We verify past rental history when possible to confirm on time payment, good care of the home and furnishings, and respect for lease terms. Negative factors may include prior evictions for nonpayment, unpaid balances owed to prior landlords, repeated late rent payments, serious lease violations, or negative landlord references that are reasonably related to tenancy performance.

Pets policy:
This property has a no cats and no exotic pets policy. Dogs, if any, are subject to separate approval under the property's pet policy. Service animals and emotional support animals will be considered in accordance with fair housing law.

We value our community it is becoming an expensive location to purchase a family home. It's upsetting to see these huge lots become nothing but ADU investments taking away the fundamental essence of family traditional home living. It's crazy. And if you were to see the bigger picture in the near future, it be no different than apartment living @ a more affordable rate. That's my take from Arcadia. Meanwhile we love it yet the future is uncertain. "

Had a car flip in front of my house and then another car crashed into front lawn next door within the same month this year. Would not recommend for walking but driving can also be a hassle because streets are engineered awkwardly. Lots of streets with merging in weird places. Last, id say meth has gotten to be a problem here with the homeless but unfortunately I imagine that is true in many areas."
