Description

Our goal is to be the best owner/operators of residential housing in Denver. We create spaces and community that we would live in (and we have lived in!). Our focus is on tenant service and making your living experience comfortable and low stress. We own our buildings, do our own leasing, and manage our own maintenance. This condo occupies most of the 2nd floor of an iconic, historic mansion in the very heart of Capitol Hill.

The main apartment door enters from the first floor onto the original grand mansion staircase that is the centerpiece of this space. At the top of the stairs is a large, open area offering access to the kitchen, living room, large bedrooms and a bright reading nook.

The remodeled kitchen has quartz counters, spacious cabinet storage, stainless applianced (including a dishwasher), and a seating counter.

The bright living room encompasses the building's round turret, and includes large windows - including unique curved windows. The three spacious and bright bedrooms each provide a unique and private space for residents to escape for some time to themselves.

The apartment has an in-unit washer and dryer in a dedicated laundry room.

The building has a shared, outdoor yard.

This is the best location in Capitol Hill, with Trader Joes just two blocks away, and many coffee shops, restaurants and shops within easy walking distance. Downtown, Cheesman Park, and the Cherry Creek bike path are also just minutes away by foot or bike.

Off street parking is available for an additional fee of $100/permit/month.

Utilities
We charge a flat fee of $275/month for electric, gas, water, sewer and trash (you do not sign up separately with Xcel, and your fee does not change during the term of your lease).

General
We only consider applications after at least one applicant has seen the apartment, preferably in person, but we can schedule virtual tours as well. All adults who will live in the apartment must sign the lease, and satisfy eligibility requirements.

Credit requirements
All adults must have a minimum credit score of 650 and no collections or account defaults in the last 3 years.

Security Deposit: A credit score for any renter less than 675 requires 1 month's rent. Credit score for all renters above 675 requires 1/2 month's rent. Security deposits are fully refundable at move out if the apartment is left fully cleaned and in good condition.

Background check: We run background checks on all applicants who satisfy all other eligibility requirements, and consider the results in our decision process.

We consider applications as we receive them (assuming at least one applicant has viewed the property), however we may consider factors like credit, desired move in date or other application information for applications received in close proximity.
