Description

Welcome to your Capitol Hill Urban Oasis!

Step into modern luxury inside an iconic, Nationally Registered historic mansion. This beautifully renovated 2-bed, 2-bath garden-level apartment provides a quiet, bright retreat in the heart of Denver.

The Space:
- Living & Cooking: Enter an open-concept living area featuring an expansive, chef-friendly kitchen. Upgrades include quartz countertops, soft-close cabinets, and full-sized stainless-steel appliances (including a dishwasher).
- Design & Comfort: Enjoy 8-foot ceilings, oversized casement windows that allow great light/airflow, and tastefully colored, easy-to-clean concrete floors.
- Bedrooms & Baths: Two large bedrooms offer generous closets. Both bathrooms feature large vanities, subway tile with marble accents, and extra-deep bathtubs to unwind in.
- Comfort and Convenience: Unit includes in-unit laundry, central heat, and central air conditioning (A/C). The recent renovation included new electric and plumbing, including all plumbing fixtures.

The Location & Lifestyle:
- Unbeatable Walkability: You are steps away from Trader Joe's, King Soopers, Safeway, and a vibrant array of local coffee shops and restaurants.
- Parks & Outdoors: Governor's Park is right around the corner, and Cheesman Park is just a 10-minute walk away.
- Transit & Commuting: 6th and 8th Avenue provide instant access to I-25, I-70 and the Rocky Mountains.

Community Amenities:
- Relax in a large, professionally landscaped, and fenced backyard featuring a shared patio with ample tables and chairs.

Off street parking is available in a nearby surface lot for $100/month (the lot is just across the alley).

Zillow's fee disclosure is inconsistent and confusing. The required fees are:
Monthly Rent: $1995
Monthly Utilities (water, gas, electric, sewer and trash): $200

We have no other required fees, and no un-refundable deposits.

We charge back $200/month for electric, gas, water, sewer, and trash. This represents about 90% of the actual utility bill for the property based on the relative square footage of the apartment (we do not make money on these charges).

General
We only consider applications after at least one applicant has seen the apartment, preferably in person. Virtual tours are available for special circumstances. All adults who will live in the apartment must sign the lease, and satisfy eligibility requirements.

Credit requirements
All adults must have a minimum credit score of 630 and no collections or account defaults in the last 3 years.

Security Deposit: A credit score for any renter less than 675 requires 1 month's rent. Credit score for all renters above 675 requires 1/2 month's rent. Security deposits are fully refundable at move out if the apartment is left fully cleaned and in good condition.

We consider applications as we receive them (assuming at least one applicant has viewed the property), however we may consider factors like credit, desired move in date or other application information for applications received in close proximity.

"Great neighborhood with restaurants and great parks and close to public transportation. Walkable to everything "
  • totallyaverage
"Dogs everywhere and lots of parks. Definitely dog friendly neighborhood. Some problems with people picking up after dogs. "
  • Trulia User
"Cap Hill is beautiful. Historic buildings, close to Broadway and Colfax for restaurants and nights out. Close to Cherry Creek trail. Overall, I feel safe walking my dog during the day. So many beautiful trees and homes to look at walking through the neighborhood! "
  • Jeff Myers
"Nice location that is close to downtown Denver and Cherry Creek. It is a nice in the middle location."
  • Trulia User
"Diversity is better for the neighborhoods because it teaches your children about different cultures."
  • Evette G. .
"Good access for commute, can get to any side of town in about 30-40 minutes. It is definitely bus friendly as well. "
  • Braedan L.
"Love Cap Hill. A great place for younger couples and families looking for a quieter spot. Good access to amenities while still being quaint with charm and greenery. No high rise asphalt dead zones around here. "
  • Dee J.
"lots of activity, all the time; foot bike, scooter, motorcycle, car and any other traffic constantly rarely still or quiet."
  • Julie G.
"The proximity of restaurants, bars, coffee shops, and fun, local businesses. You trade fun things to do for space. It’s hard to find larger apartments/homes to rent. "
  • Bernadette L.
"I grew up in this neighborhood and would come often when I moved away. I came back about 8 years ago. It’s close to everything and easily walkable to so many fun things. I love this hood!! "
  • Kellan B.
"Sleepy although adjacent to city life and all the complexities that come with. Parking can be challenging but not impossible. "
  • kendra k.
"The location is great, not too close, not too far from downtown, and near all the sights, It's a real neighborhood, very walkable with shops and stores nearby. I think my favorite thing about it is the charm, i love to walk around and look at the unique turn of the century buildings on the tree-lined streets."
  • Claudia D.
"There is dog poop everywhere, it’s hard to find a spot to get rid of the poop. But people just leave it around. "
  • Amber P.
"I typically bike or walk, I work a 3 min drive away but downtown doesn’t have a lot of parking. Bike lanes are fairly easy to come by if you know the right streets, and walking is easy if you avoid colfax."
  • Brian M.
"Lots of homeless and garbage everywhere. Hard to park on the street no matter the time of day. People are nasty too "
  • Mariana T.
"There is quite a bit of traffic, usually between 25 and 30 minutes. Varies depending on the time of day. "
  • Mark
"Too many dog and people who do not pick up after their dogs. Dogs barking all day/night. Dog owners are mean to their dogs"
  • Collin M.
"Easy commute most places, I would like more specified bike lanes however. Right now some are just shared lanes which can always be improved by a whole separate lane. "
  • Collin M.
"Public transit seems easy enough but there is room for growth. Public Transit could using improvement in timing accuracy as well as location of stops. "
  • Haliraecaldwell
"I drive to work. There is not a light rail close. There is a bus station but I use my car to go everywhere. I can’t really tell you a good way to commute from my area."
  • Blackwellcasey
"It’s tough to get to freeways from cap hill. Parking is also difficult on evenings and weekends. "
  • chs
"activities at Cheeseman ark and at Civic Park. Neighborhood movie theater within walking distance (Esquire Theatre)"
  • Chelsea G.
"This is not a family-friendly neighborhood. Most people I see out and about as well as those in my building are young, single party-types. That was me up until a few months ago when I found out I was pregnant. I will be moving west to the foothills/suburbia in August to foster a safer, happier life and future for my baby. Overall, denver/cap hill is just too loud, busy, and congested."
  • Hrg.brandville
"Kids can learn to be city smart here with stop signs and lights. It’s great to walk around as a family to all the cultural institutions "
  • Rosemocha
"So many dogs! Can be a blessing or a curse! People are generally friendly and so are their pets. The are a lot of little parks as well. "
  • Hrg.brandville
"We are city love having kids here because there are great museums and cultural points of interest to walk to"
  • Jacoy S.
"This is a very friendly area for walking dogs or owning animals. Be mindful of the traffic though. Sometimes at night can be a bit iffy but overall safe and comfortable. "
  • Rosemocha
"It's comfortable. I feel like people are real and fairly down to earth. It's not as diverse as it could be but it's a fun place with lots to do and filled with open minded people. "
  • Christian C.
"Not a super kid friendly area. Better for young adults to established empty nesters. there is a very nice large park in the area. Lots of nice buildings and apartments but little parking space off-street and very few places with yards. "
  • Ariel
"It’s not a bad area, but I have seen some sketchy stuff, so just be careful! All in all it’s just fine. "
  • Megan
"Cap Hill is truly an urban space...we regularly see people on the street who appear to struggle with homelessness and addiction. We encourage our son to be humble and respectful of their situations. "
  • Mtitcomb19
"Close to south broadway and cheery creek trail. Easy to get to everything in Denver. ................."
  • Jeff G.
"I have lived in the area and rally love the walk ability and shops and closeness to downtown. It’s also very safe."
