1. Lease Duration
Seeking a mid-term tenant for 1 6 months. Flexible arrangements available upon discussion.

2. Rent Payment Policy
Rent is $6,800/month, due by the 3rd of each month (flexible grace period available). Payments accepted via Zelle or Stripe. A $50 late fee applies if payment is not received within 5 days past due date.

3. Security Deposit
A $3,000 security deposit is required upon signing. Refundable within 7 days after move-out, less deductions for damages, unpaid rent, or lease violations.

4. Utilities
Electricity is provided by the landlord and capped at $300/month. Any usage beyond the cap is billed to the tenant. Tenant may also opt for alternative utility handling if agreed in writing.

5. Maintenance & Repairs
Landlord is responsible for major repairs and maintenance unless damage is caused by tenant negligence. Tenant must promptly report any issues.

6. Use of Property
