Beautifully built Craftsman cottage is surrounded by tumbled stone paths and has a welcoming entry porch and garden. Inside, the Entry is adjacent to a finely detailed Hemlock staircase. The entry area is spacious and can be used either as a study/work/TV area and be furnished with an armoire for coats. The Living/Dining area has lots of multi-paned wood windows and in addition is lighted with both vintage light fixtures and wall washer spots to highlight art work or photos. Next to the Dining area is a well lighted cook's Kitchen with electric appliances and a buffet/work counter with lots of big drawers and cabinet storage above. There is nine feet of counter space including buffet/work space adjacent. The new refrigerator is large and has a big slide-out freezer with ice maker. Just to the right of the range is a sliding door to the Laundry area (there are roll-out pantry shelves here and some extra storage as well). From the Dining Area a half glazed door leads to a stone paved Patio with Vinca vines and a climbing Hydrangia. There is a
lockable storage shed on the south side of the patio. Going back to the Entry and up the wood stairs with a nicely detailed railing, one passes two windows that look out on a flower garden. At the second stair landing is a linen closet and built-in bookshelves. The bath has tiled lavatory alcove with storage below. The oak floored bedrooms are small ( double beds are best) but charming with cross ventilation, three closets and a sound insulated wall between them. More vintage fixtures here. Both bedrooms overlook a
lovely neighboring garden.
The cottage is heated with hydronic in-floor radiant tubing with three separate thermostatically controlled zones. All of the overhead light fixtures are on dimmers and can use either incandescent or LED lights.

The very walkable Capitol Hill neighborhood has lots of trees and gardens (a community garden is one block away) and Volunteer Park and the Asian Art Museum are ten minutes. Grocery stores, restaurants, a mercantile and espresso cafes are a five minute walk. Fifteenth Avenue East, a ten minute walk, has a drugstore, several cafes, restaurants, a couple of gift shops and a florist. Bus lines are just a few blocks away and the Light Rail is nearby.
Utilities, (water, sewage, garbage,compost collection) are included in monthly rent.
Electricity is billed directly to tenants.
We do not allow smoking or pets. We ask that tenants wear sock feet or "in house" slippers to protect the wood stairs and bedroom floors. Tenants are expected to maintain stone entry porch, stone paths and patio (mainly occasional sweeping) Gardening in containers is encouraged. The landlord will maintain the plantings around the front porch, the stone path to the rear and atop the stone wall and the vining hydrangeas on the fence.
