Available September 1, this beautiful 2.5 bedroom, 1 bathroom lower apartment is located in the heart of the charming Ken-Ton community. This apartment features 2 full sized bedrooms plus a unique room off of one bedroom that allows for a third bedroom, an office, etc. Beautiful newer hardwood floors throughout this spacious 1,200 square foot apartment. A newer high-efficiency furnace and newer windows throughout means lower heating bills and tons of natural light. Refrigerator & stove are provided. A washer & dryer is provided in the basement for your unit's own use and allows you to do laundry on-site at your convenience. Off-street parking is available all year long and lots of extra storage space in the basement & garage.

Minimum of 12 month lease. Security deposit ($1,200) & first month's rent ($1,200) are due at lease signing. Landlord is responsible for garbage/recycling, lawn maintenance, & snow removal from driveway (renter is responsible for shoveling the walkways and sidewalks). Renter will be responsible for gas, electric, & water/sewer bill. Cats allowed (maximum of 2, must show proof of spay/neuter & up to date on shots) with a one-time, non-refundable $250 pet fee and additional monthly pet rent of $25/month per cat. Currently waiving application fees.

Requirements:
-Need current photo ID & valid social security number
-Minimum after tax household income from verifiable source of at least $3,600/month
-Positive references from all previous landlords for 3 years
-Last 3 months of rent receipts
-No smoking of any kind on the premises
-Must have a favorable credit score
-Background check & credit check will be run on all applicants over 18 years old
-Maximum occupancy of 2 persons per bedroom
-Maximum of 2 off-street parking spots
-Renter's Insurance required

    "I have lived at shady acres 10 plus years. It went from a happy fun loving comfortable place to live with hundreds of trees ,great people and respectful neighbors. That all changed once harmony communities bought the place . Once they bought it you are not treated like a tenant you are treated like property, they have made up rules on the fly , purposely fine you without any notification increase rent to the max every year with no justification, try to implement illegal extra charges . The management is a dictatorship along with his boss who will never call you back on a complaint or fix any bad situation. Horrible place to live, Horrible management. "

The neighborhood is very diverse, I’m white and a lesbian. We have “traditional” white families and also many new homeowners are immigrants from around the world. There’s a new playground in the area also a Boys & Girls Club that is great for after school care. We are within walking distance of the Niagara River with easy access to both the 190 and 290 expressways "
