1br - Lovely Garden Unit - Pet Friendly (Eckington / Bloomingdale)

My amazing tenant is buying her own place, so there's a great opportunity for the right person to move in! It's available now. My previous tenants would totally vouch for me!

WHAT: Lovely 1 bedroom garden unit in Eckington. The unit is spacious and was built just a few years ago. It features a large open kitchen with lots of cabinets, a dishwasher, and garbage disposal. There is a stove top, but no oven. The bathroom features a beautiful tiled walk-in shower. The bedroom has a large closet, built-in shelves, and a closet with a stackable washer and dryer. There is carpet in the living room and bedroom. Note: Behind the writing table is the utility closet (it cannot be used as a storage closet).

POTENTIAL DRAWBACKS: There is no oven (there is a stove top, microwave, and convection oven), there is no central AC, but there is a free standing unit in the bedroom. All of my tenants have said that they were comfortable, even in the summer. I live upstairs and have cats. One sometimes likes to run around at night time. You might hear him. It is a basement unit, so you might hear some noise. But, we upstairs try to be cognizant that someone lives downstairs. Oh, there is no cable service in the house. The unit is wired for it, so it is possible to get it, but that expense would be yours.

FURNISHED: The unit comes furnished. Additional furniture is permissible. The unit comes furnished with two couches, a coffee table (I'd be okay with getting rid of it), an end table in the living room, table and chairs, writing desk (also okay with getting rid of it), dresser, nightstand, and full-sized bed in the bedroom.

RENT: Is $1400 per month plus $100 flat fee for reasonable use of utilities. The house upstairs gets professionally cleaned every two weeks. We can get an estimate of how much it would be to add on the downstairs unit if you are interested.

I'm looking for a minimum of 9 month commitment. From there, the unit goes month to month. Life can be unpredictable, so I try to balance being flexible with constantly finding new tenants.

LOCATION: The house is located on R St NE, a charming tree-lined street. I really like my neighborhood. It's a short walk (8-10 mins) to NoMa/Gallaudet Metro and Shaw-Howard University Metro is only a bit further (10-12 mins). Several buses pick up within 1 to 2 blocks of the house, making it easy to get to Chinatown, over to U St, or down to H St Corridor (90s, X2, P6, G8, etc).

PARKING: There generally is street parking available within a block or two of the house. Your car must be registered in DC and have the appropriate parking permit or you WILL get a ton of expensive tickets.

ME: I'm in my early 40s and have lived in this house for 10 years (20 years in DC!). I'm politically liberal, a vegetarian, and animal lover (you don't have to be those things). I've had great, easy going relationships with all of my prior tenants. I'm very interested in having that trend continue.

PETS: Available on a case by case basis. If allowed, you will have to shampoo the carpets and make sure the unit is free of animal hair (ie: professional cleaning is recommended) upon moving out.

YOU: The right person is someone who is mature, responsible, not high maintenance, and clean. The house is pest-free and it is important to me that it remains that way.

NEXT STEP: If you are interested, send an email with some information about yourself. Note that before a lease is signed, the new tenant must submit to a background check. That will cost you $30, but I will agree to rent the unit to you unless something unacceptable shows up on your background check (if there is something, let me know upfront - it might not be a deal breaker).
