Gorgeous modern 1BR apartment, 10 years old, huge windows, surrounded by the yard, garden boxes, plum, kiwi and other trees. Set among 5 other units of various sizes with conscious, community-minded humans on an extra large property in the gorgeous Adams Point neighborhood near Lake Merritt (between the Grand Lake Theatre, and the Whole Foods), and with friendly neighbors. The ".5 bedroom" is ~40 feet across the yard, attached to the main house, and enclosed and insulated, and tiny. See more below on options.

THE 1BR HOME The sunny and very stylish modern 1BR (built ~9 years ago) is gorgeous and unique with clean lines, extra high ceiling, oversized windows providing tons of sun and greenery, an open floor plan, awesome radiant heat, and generous storage. Living area opens with double doors directly onto the garden and yard. This special 675 sq ft home is behind the main house on a quiet street, and with friendly "co-housing-ish" neighbors.
Dishwasher, full kitchen, full bath, washer/dryer hookups, and 5 closets/ storage areas are included. The cozy bedroom (10 by 8 1/2) features massive windows facing south and overlooks garden boxes, and a wall of bamboo.

WARM FLOORS! Wake up to a warm floor with radiant heat. This home shares NO air/ventilation with anyone else.

SEMI-PRIVATE: two of the kitchens and adjacent living areas on the property (in this unit, and the main house) are shared, but not shared by people for daily use (since everyone has their own kitchen/ and their privacy is respected). Someone might come occasionally when you're not home for example, or by invitation. We hold respect around timing, knocking first etc. Why not private? Given the density and community vibe, this allows someone who needs a quiet space for a zoom, or needs ice (the other icemaker isn't working), or someone wants to walk a friend through while showing off the beauty of the property, that they can benefit from all the available space. You also get the benefit that way, with use of semi-private spaces elsewhere when needed.

THE DOWNSIDE: Neither bedroom is for those who are sound-sensitive. While the main bedroom is normally pretty quiet, sound from the unit above does occasionally bleed down. Sound sleepers welcome!

OUTDOORS: From your living room/kitchen, open the modern ceiling-height glass double doors to step out a grass backyard with small yard, hot tub, outdoor shower, and fruit trees. Several irrigated garden boxes have veggies growing, and ready to take over if you wish. Or head upstairs to the huge deck above with BBQ, sink, lights and heat. Per neighbor agreement, the outdoors have strict quiet hours after 10p (but those same neighbors are usually amenable to a once or twice per year occasion that goes later, and might come over for a glass of wine during social occasions).

AN OPTIONAL ".5 BEDROOM" is insulated, has windows on the back yard, and is tiny, at ~ 7' each direction. Sound insulation is unfortunately minimal to a stairway next to it, where people do come/go sometimes early and late, often with luggage to the guest house. Next to it is a shared patio area with table and shelves (and the way that residents in the 2BR access the yard). As in the 1BR this is not for "light sleepers", but could be a great office, guest room, part-time older kids, or crash area for a solid sleeper. It's an additional $250/mo to have private use of, or is otherwise currently available as a shared space.

COMMUNITY VISION - The "Co-housing-ish" setup of these homes is hybrid of a community "roommate" house with co-housing where peers enjoy privacy of their space. We stay in communication, share some resources (gardens, hot tub, often guest rooms, kitchen and living spaces occasionally), are often there for each other with favors asked (packages pulled inside, pets cared for etc), and we find occasion to hang out. In the past we have also shared many meals, beers, and conversations.

THE OTHER LOVELY HUMANS HERE: Current long-term residents are all 50s plus, with some shared interests around social entrepreneurship, dance & electronica, medicinal therapy, and conscious community; we all met through related communities. The owner lives in the "orignal home" with part-time kids (10, 12) and works to bring non-partisan deliberative democracy into more political power around the US. Currently a good friend of his (quiet, into conscious dance, but pretty private) lives in the main home as well (but plans to buy a home at some point soon). The other 2BR unit host a couple who met through burningman and while wise in years, still manage to hit the festival circuit. He manages a non-profit bringing assisted therapy to people who wouldn't otherwise afford it / or have access to it; she is a reporter for several japanese media orgs.
One of the three tiny houses on property is currently for "workaway guests" here from other countries, who work on the yard, garden, cleaning or maintenance. Another tiny house is for guests, and the third is for medium-term rental, ideally for "friends or friends of friends" with shared interests.

MEALS: For the next 6 months we'll be in an experiment, each home to provide "one meal every other month" - hosting for co-residents on the property as well as another couple neighbors (who will also host meals on that schedule). In the past, many pancakes have been offered, meals shared, and beers toasted.

THE NEIGHBORHOOD: Near Lake Merritt in the Adam's Point neighborhood, on a very quiet street yet only ~10 minutes walk from many restaurants, the lake, WholeFoods/TJoes, coffee, transit, library etc. (walk score 87).

GARDEN AND DISCOUNT: 4 huge garden boxes have irrigation that was installed and just needs a refresh - there's a $50/mo discount for someone committed to making those bloom. (We've loved the garden in past, and miss it.) The property features a hot tub, many fruit trees (plum, kiwi, mulberry), a grassy area, large deck and bbq, a long driveway, and currently play equipment in the front yard.

GARDEN/COMMUNITY - "THE HONEY FUND" There's $50/mo available, with a lightweight shared decision-making, for any upgrades or needs around the shared spaces.

PREFER FURNISHED? Some furnishings are available, likely most of the essentials can be provided for loan.

GUEST ROOMS are often available as part of the co-housing-ish setup, somewhere else on the property. And the guest house may be rented for 40% off whenever available.

PET FRIENDLY: Dogs or cats welcome, so long as negative impacts are handled. We often petsit for each other when out of town.

This unit is available from either either in September or October 1st, or possibly sooner.

Utilities are currently $150/mo per person which includes shared internet, heat, electric, water, garbage; also includes the washer and dryer hookups in this unit.

PARKING: Optional $150/mo for off-street parking, and on-street parking is plentiful especially by day. Long driveway with lots of occasional guest parking. Some shuffling may be required (based on the car usage schedule).

Because of the community vision, we are selective about co-residents, but we'd love to hear from those aligned with this vision.
