Description

Onsite apartment manager unit at a 17-unit complex! This unit comes with duties which include but are not limited to...
-Walk Property Front and back Daily to pick up trash, Check the dog area at the top in the fenced and pick up any dropping and sweep and clean around the trash enclosures when needed. Ensure facilities are neat and tidy and kept fresh
-Walk Property Daily to inspect for any water leaks or maintenance needs such as burnt-out lighting or debris piling on lights, spider webs, window screen damage or exterior damage to the building, curb appeal, parking or patio violations. -Clear/Maintain the small water culvert behind the building to ensure water flow. Done once or twice a year.
-Ensure to create a warm community feeling by treating each Resident professionally.
-As an on-site agent you must always carry yourself in a professional manner and ensure to never share private and personal information with other residents.
-Cameras may be installed for onsite to manage if there is any misuse of trash bins, rules and or unauthorized activity.
-Adhere to all lease policy and procedure.
-Maintain current knowledge of Fair Housing Law.
-Maintain on-site residence adhering to and ensuring enforcement of all rules and regulations by all tenants and guests. Example: Dogs on leash and small dogs only. No clutter or build up on patio decks or along fence. Tenant are picking up animal droppings. if not onsite will need to clean area.
-Make yourself available to exhibit homes to prospective residents, vendors, management, or owners.
-Check the boiler room for any potential issues that may need further attention.
-Maintain inventory of supplies for vendors to perform needed duties.
-Clean the laundry room and keep it neat. Empty trash regularly.
-Clean, mop, sweep or vacuum stairwell/hallways regularly.
-Communicate with the office and designated manger with status updates, maintenance updates, criminal or security matters, and any notices that require action.
-Monitor property for any vandalism or damage, use incident reports properly.
-Accept other duties assigned when and as needed.
-Maintain keys and security of keys on site, and be sure that locks are shuffled for new move-ins. Ensure new keys are available to management.
-Submit pre-approved expenses for reimbursement in a timely manner.
-Communicate all needs professionally and clearly both with Residents and Team.

2-bedroom, 1-bathroom apartment nestled in. New refrigerator and stove. The entire apartment has been freshly painted and fitted with new flooring. Basic cable, water, sewer, and trash services are included. Private fenced yard area.

    "i’ve lived in this neighborhood for over 20 years. I was born about an hour from here so this is like coming back home! Everyone is very friendly! since Grass Valley is about 3000 feet in elevation, The snow level is just above us. We might get a few inches of snow every year, but it doesn’t last long. It does get pretty hot in the summertime as high as 105 at times. It’s actually very beautiful! There are many pine trees, cedars, and oaks in our neighborhood! Also gold country is where we live! So if you’d like to try your hand at gold panning try many of our creeks and rivers! Our county has the most beautiful fairgrounds in California! Many things to do in our town!"

It’s fairly close to Hwy 49 so there’s a lot of background noise but one gets used to it pretty quickly. There are several nice parks and trails nearby. It’s a decent place to raise a family. It’s also within walking distance to of historic downtown and shopping. "

    "Alta Sierra is one of the nicest and safest communities anywhere in the vicinity. Neighbors are friendly. HOA only costs $40/yr and is a wonderful community organization. Great clubhouse, golf course, restaurants, pizza parlor, auto repair, elementary school. Quiet. Absolutely lovely. Herds of deer roam freely everywhere. Only 3 miles to town. But far enough out of town to really enjoy being in the country. Lots of amenities."

    "Grass Valley is great, but something strange in a brewing in the air around here. whatever it is it's not good. But schools are great!! There is a lot of homeless and illicit drug use and I'm not talking marijuana either. At first, I thought the people were nice, but I think that's only in Penn Valley. Grass Valley has many younger/middle-age folk that act like they are in high school and are brutal to new comers. That being said, I have met many kind individuals who have been welcoming."
